RE: R. A. Yancey Lumber Corporation: Special Exception Request
Dear Sir or Madam:
This letter is to notify you as an adjacent property owner about the above -referenced application R. A.
Yancey Lumber Corporation: Special Exception Request is an application for multiple special exceptions
has been received on these parcels, Tax Map 55, Parcels 111B and 112. These special exceptions
include:
• Relief from the setback requirements of Chapter 18, Section 4.20 of the Code
of Albemarle to allow structures closer than 10 feet from the right-of-way. To
allow structures closer than 100 feet from any district boundary. To allow
parking closer than 30 feet to any district boundary.
• Relief from the supplemental regulations of Chapter 18, Section 5.1.15 of the
Code of Albemarle to allow structures and storage of logs closer than 100 feet
from any lot line.
• Allow machinery to be located closer than 600 from dwellings on adjacent
property.
• Allow operations to begin at 6:00 am instead of 7:00 am.
• Allow loading and unloading of wood products 6:00 am and 11 pm instead of
7:00 am and 12 midnight except for activities associated with the kiln which
would be permitted 24 hours a day.
• Relief from noise regulation provision of Chapter 18, Section 4.18 of the Code
of Albemarle to allow an increase in daytime maximum dBa measured in a
receiving zone (adjacent property) from 60 dBa. The maximum proposed dBa
is 77 dBa.
• Allow increase in nighttime maximum dBa measured in a receiving zone
(adjacent property) from 55 dBa. The proposed increase is 65 dBa adjacent to
Rockfish Gap Turnpike and to 59 dBa in other locations.
The result of these special exceptions is to permit all existing structures and machinery to remain
and allow the construction of a new piece of machinery and a structure approximately 35 from the
property line.
This application will be reviewed, and public comment received, at the ALBEMARLE COUNTY PLANNING
COMMISSION MEETING ON TUESDAY, June 23, 2020. This will be an electronic meeting, held pursuant
to Ordinance No. 20-A(6), adopted April 15, 2020. This application will be reviewed, and public comment
received, at the ALBEMARLE COUNTY BOARD OF SUPERVISORS ON WEDNESDAY, July 15, 2020.

The staff report and agenda will be posted to www.albemarle.org/agenda as soon as it is available and
approximately one week prior to the meeting date. Information on how to access this virtual meeting, and how
to comment on the application at this meeting, can be accessed via the County's Calendar for the meeting date
located at www.albemarle.org/calendar. Speakers are encouraged to sign-up in advance of the meeting by
emailing the Planning Commission Clerk at cshaffer2(a.albemarle.org and providing your name and what item
you wish to speak to. Comments may also be submitted to Planning Commission members directly at
planningcommission(a.albemarle.org or by letter sent to the address in the letterhead of this correspondence.
After the Commission has made a recommendation on the proposal, a public hearing will be scheduled for the
Board of Supervisors. Public hearing items are typically scheduled to begin at 6:00 p.m., but some Board
meetings begin as early as 1:00 p.m. You will not receive an additional letter of notification about the Board of
Supervisors hearing; however, you may follow these steps to check the meeting status:
