RE: ARB2020-74 Malloy Ford Final Site Plan (TMP 45-68A)
Dear Margaret,
Please find the resubmission of Malloy Ford for TMP 45-68A with the requested revisions per the action
letter dated August 4, 2020.Our responses are as follows:
1. Minimize the visibility of the rooftop equipment.
A note has been added to the cover sheet under `General Notes' that ensures that any visibility of
mechanical equipment on site will be eliminated from the Entrance Corridor.
2. Revise the lighting plan to show a light fixture with lamps that emit a warm white light in the
2000-3000K range.
The Lighting Plan has been revised, as we propose a new lighting fixture type with this
submission. To comply with the special use permit conditions, the triple -head fixtures have been
replaced with either single -head or double -head fixtures, though the location of these fixtures has
not been adjusted. Please note that these changes are not rev -clouded, as the entire Lighting Plan
has been updated.
3. Consider adding more ornamental trees to the easternmost planting island.
Due to the easements across this planting island, available area for more ornamental trees is very
limited. One ornamental Redbud has been added to the island.
4. Provide large shade trees (40' on center) along the full length of the southern parking row.
Large shade trees (3 Pin Oaks) are shown 40' O.C. along this southern edge.
5. Consider alternate trees with mature sizes and habit more suited to the planting area along the
building.
We respectfully believe there may have been a mix-up between the species as the staff report
cites that the mature width of the proposed trees in this area will range from 10'-35'. The chosen
tree species for this area are European Hornbeams (medium deciduous tree, 17.25' in mature
width), Sweet Bay Magnolias (small ornamental tree, 12' in mature width), and Cryptomerias
(evergreen tree, 12.5' in mature width).
6. Round contours with a ten -foot minimum radius where they meet the adjacent condition.
