RE: LZC202000028 — Tax Map 32 Parcels 23, 23A, 23B, 23C, 23D, 23E, 23F, 23G, 23H, 23J,
and 291 (A total of 149.46 Acres) (the "Property"), Owners — Violet Hill Associates and North
Pointe Charlottesville LLC (please see full list of parcel and owner information attached)
To Whom It May Concern:
In response to your request for a Letter of Zoning Compliance for the above referenced
Property, please be advised of the following:
• The Property is zoned Planned Development -Mixed Commercial. Attached is a copy of
the Zoning Map. The permitted uses of the Property are provided in Section 25A of
Chapter 18 of the Albemarle County Code ("Zoning Ordinance"). The Property is subject
to the Entrance Corridor and Airport Impact Area Overlay Districts as described in
Section 30 of the Zoning Ordinance.
• The Property is subject to the rezonings and proffers approved alongside Zoning Map
Amendments (ZMA) ZMA201300014 and ZMA201300007, approved April 2, 2014 and
December 11, 2013, respectively.
• There are two Special Use Permits (SP) associated with the Property. Special Use
Permit SP200200072, approved August 2, 2006 with conditions, permits residential uses
on the Property. Special Use Permit SP201500003, approved November 11, 2015,
amended conditions for fill in the floodplain associated with SP200700003.
• Much of the Property is undeveloped, however, the ingress and egress will be subject to
the conditions and proffers associated with the Property.
• It appears some of the Property is subject to a pending subdivision SUB202000206.
That subdivision application is currently under review.
• There are no outstanding building or zoning violations on file. A recent Letter of
Determination (LOD) was written in response to a complaint received about the property
(reference Zoning Violation (ZVIO) ZV10202000249) Letter of Determination
LOD202000017 found that there was no violation found and that the construction access
points on Pritchett Ln. are in compliance with the Zoning Ordinance and Special Use

Permit SP200200072. An appeal (AP) of this determination has since been filed and is
currently pending (AP202000003).
