Subiect: SUB202000155 North Pointe Subdivision - Section 1 BILA
The County of Albemarle Planning Division will grant or recommend approval of the Subdivision Plat referenced above
once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the
Subdivision/Zoning Ordinances unless otherwise specified.]
1. [14-302(A)] Vicinity Map. Provide a vicinity map at a scale of 1-inch equals 2,000 feet showing the property an its
relationship with adjoining land and streets. Rev 1. Comment addressed.
2. [14-302(A)(9)] Building site on proposed lots. The plat shall contain the following note: "Parcel [letter or
number] and the residue of Tax Map/Parcel [numbers] each contain a building site that complies with section
4.2.1 of the Albemarle County Zoning Ordinance. " Revise accordingly. Rev 1. Comment addressed.
3. [14-302(A)16] Dam Break Inundation Zones. Depict and label the limits of the dam break inundation zone.

4. [14-302(B)7] Reservoir Watershed. Provide a note that states: "This property is not located in an agricultural
forestall district nor a water supply watershed. " Rev 1. Comment addressed.
5. [14-302(B)(5)] Zoning Classification. Revise the zoning of the parcel to also list ZMA2000-9 with
associated proffers and include the Entrance Corridor (EC). Rev 1. Comment addressed.
6. [14303(0)] Signature Panels. Provide a signature block for the County as follows: "Agent for the Board of
Supervisors ". Rev 1. Comment addressed.
7. [14-303(A)] Statement of consent to division. Revise the statement to read: "The platting or dedication of the
following described land [insert correct description of the land subdivided] is with free consent and in accordance
with the desire of the undersigned owners, proprietors and trustees, if any. " Rev 1. Comment addressed.
8. [14-302(B)(10)] Stream buffers. On the plat depict and label the required 100' stream buffers on each side of the
streams and provide the following note: "The stream buffer(s) shall be managed in accordance with the Albemarle
County Water Protection Ordinance". Rev 1. Comment addressed.
9. [14-302(B)(1)] General Information. When the plat is revised, please provide the date of the last revision on the
plat. Rev 1. Comment addressed.
Staff has provided references to provisions of Chapter 14 of the Code of the County of Albemarle. The Code is
kept up to date by the County Attorney's office. The Code may found on the County Attorney's website which
may be found under "Departments and Services" at Albemarle.org. In accord with the provisions of Section 14-
229(B) of Chapter 14 of the Code if the developer fails to submit a revised final plat to address all of the
requirements within six (6) months after the date of this letter the application shall be deemed to have been
