1. This plat is based upon a current field survey.
2. A land boundary survey was performed for each subject property in compliance with regulations set forth in
18VAC10-20-370. Only the boundary lines affected by this vacation, boundary line adjustment, subdivision and
right-cf-way dedication were surveyed for TMP 03100-00-00-021AO and TMP 03100-00-00-021 BO as per regulation
18VAC 10-20-370 (C) (5) .
2. This plat has been prepared without the benefit of a current title report. There may be easements and encumbrances
affecting the subject property not shown hereon.
3. The subject properties are located within Zones X (unshaded) on FEMA NFIP Community Map Panel No.
51003COl40D, effective February 4, 2005.
4. No places of burial were observed during this survey.
5. The subject properties are located within the South Fork Rivanna River Reservoir water supply watershed.
6. The subject properties are not located within an Albemarle County Agricultural -Forestal District,
7. The subject properties are located within the Albemarle County Airport Impact Area overlay district.
8. The purpose of this plat is as follows:
8.1. To Vacation of Parcels IMP 03100-00-00-01 OAO, TMP 03100-00-00-019AO, and TMP 03100-00-00-01900. The
area will be combined with and become a part of TMP 03100-00-00-021AO.
8.2, A Boundary Line Adjustment between TMP 03100-00-00-021AO and TMP 03100-00-00-021 BO. Area B will be
combined with and become a part of TMP 03100-00-00-021 BO.
8.3. A 2-Lot Subdivision and Right -of -Way dedication of TMP 03100-00-00-021AO.
9. Parcels TMP 03100-00-00-01 OAO, TMP 03100-00-00-019AO, and TMP 03100-00-00-01900 area all less than
2.0-Acres, therefor, do not have any development rights.
10. The temporary turnaround will be constructed and used as other streets in the subdivision until Drillers Lane is
extended to TMP 03100-00-00-021 CO, at which time the 50' x 40' Temporary Access Easement will be vacated and
will revert back to the property owners in accordance with the specific provisions in their respective deeds.
11. Under current county policy, public water and sewer service will not be available to these properties.
12. SDP 2008-61 May 5, 2009 approval to disturb the 30' buffer zone between the LI zoning and the RA zoning for public
road improvements as depicted on final site plan.
13. 40' Public ROW is hereby dedicated to Albemarle County for public use. The street will not be eligible for public
acceptance until it serves 3 occupied lots.
14. Lots 1, Lot 2 and the residue of TMP 03100-00-00-021AO each contain a building
site that complies with Section 4.2.1 of the Albemarle County Zoning Ordinance.
15, SDP2008-61 May 5, 2009 approval to disturb the 30' buffer zone between the LI zoning and the RA zoning for public
road improvements as depicted on the final site plan.
