VSMP Plan WP0202000041 must be approved before this plan road plan can be approved. 2. The plan number for this is SUB202000173. Please update the cover sheet. 3. Provide a profile for Desoto Court. 4. Provide DB & PG references for all existing easements. 5. Guardrail should be provided along the parking on Desoto Court. There is a 2:1 slope and over 1 C ft. drop-off. 6. Provide no parking signs on streets where it is not permitted. Note says all streets will be marked, but no signs are shown. 7. The vertical curve K values for Hathaway Street do not meet the minimum K value requirements for a sag curve with the design speed of 25 mph. K value should be 26. Please adjust K values at PVI station: 10+66.94, and PVI station: 11+94.55 2. Will there be parking on Hathaway Street? If so please indicate on typical section and plan sheet 3. A VDOT Land Use Permit will be required prior to any work within the right-of-way. The owner/developer must contact the VDOT Charlottesville Residency Land Use Section at (434) 422-9399 for information pertaining to this process. Perez, Senior Planner Division: Planning Date: 11-24-20 Subject: SUB202000173 Avon Park II — Road Plan Fax 434-972-4126 The County of Albemarle Planning Division will grant or recommend approval of the Road Plan referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] 1. IZMA2014-61 The roadside ditch along the parcel frontage of Avon Street shall be improved to VDOT standards (see sheet 6 of the application plan). 2. [32.7.9.5(d)] Street Trees. Provide street tree calculations to include linear footage. Provide a planting schedule to include tree count, type, size, and caliper. 3. [SE202000005, SDP2020-50, SUB2020-1201 The setbacks and rear lot lines depicted on the road plan are incorrect and do not match the conditionally approved preliminary subdivision plat and initial site plan. While the road plan does not approve these aspects of the plan it is best for all plans to be uninform to avoid confusion. 4. 114-3161 Vehicular Access to Site. Each entrance onto any public street shall be designed and constructed as required by the standards of the Virginia Department of Transportation. VDOT approval of the proposed entrances to the site shall be required prior to final site plan and/or final subdivision plat approval.
