The County of Albemarle Planning Division will grant or recommend approval of the plat referenced
above once the following comments have been addressed: [Each comment is preceded by the applicable
reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [14-302(A)10] Provide a note on the cover sheet identifying the number of development
rights that each parcel has, using the following note (adapted as applicable): "Parcel [letter
or number] is assigned [number] development rights and may/may not be further divided
and when further divided these rights shall not comprise more than [number] acres. The
residue of Tax Map/Parcel [numbers] is retaining [number] development rights and when
further divided it shall not consist of more than [number] acres."
2. [14-302(A)15] Provide an address for the Field School on the cover sheet. According to the
County's GIS site, the Field School has an address of 1408 Crozet Avenue, Crozet, VA
22932.
3. [14-302(B)1] Provide the date of last revision of the plat on future submittals of this plat.
4. [14-302(B)5] Include a note on the cover sheet identifying all applicable zoning overlay
districts for these parcels. These parcels are located within the Entrance Corridor Overlay
District and the Airport Impact Area overlay district.
5. [14-302(B)5] Identify in note #3 on the cover sheet that parcel 60-68 is subject to Special
Use Permit SP2019-00012. (SP2015-00024 no longer applies to this parcel because it has
been amended and superseded by SP2019-00012, which was approved by the Board of
Supervisors on July 1, 2020.)
6. [14-302(B)10] Provide the following note on the cover sheet: "The stream buffer(s) shown
hereon shall be managed in accordance with the Albemarle County Water Protection
Ordinance."
[14-303(A)] In the owners' consent statements on the cover sheet of the plat, insert the
word "following" so that it reads, "... platting or dedication of the following described
land..."
8. [SP2019-00012] Provide the correct buffers that were approved with this special use permit
for the border between these two parcels. See the attached concept plan (especially sheet
C6), which was approved with SP2019-00012, for the correct widths and identifications for
the buffers on the revised TMP 60-68.
