If you have any changes to the summary below, let me know. 1) It was discussed that the applicant is not required to provide building #33 (Daycare/Inst/Comm), as this is not a required amenity. Also, they do not have to relocate the building or the use to another section of the development. 2) Building #34 (Community Clubhouse) can be below 6,000 SF. The 3,800 SF they are proposing with SDP2020-57 is appropriate and the difference does not need to be relocated in another section. 3) The applicant needs to provide the playground as depicted on sheet G of the application plan. This will be a condition of the initial site plan approval. 4) The 2.06 acres proposed in Park I meets the minimum square footage required for passive/active recreational open space (50,669 SF). This initial site plan is under review and requires an action by Dec 4th. The applicant doesn't want to comply with the requirement mentioned in the comment. Planning staff would like to meet with Zoning to determine if there is a work around to this requirement that possibly involves utilizing a chart and notes on the site plan regarding the different amenities that were required in this park and pushing them to some other park in the development and dictating when they would be incorporated. Additionally we will field any other ideas you may have to help the applicant move forward as proposed within the regulations. Attached are my 9-22-20 emails to Zoning seeking guidance on this item.
