The following is a summary of how the comments have been addressed: Planning Comments: 1. Acknowledged. This comment is not necessary as it is redundant. 5. The comment has been addressed as follows: c. The 5' front min. setback and 25' max. setback linework has been provided for the corner lots, including Lot 46. 6. The comment has been addressed as follows: a. The subdivision plat has been resubmitted, and the acreages of the lots and open spaces have been coordinated. 11. The comments have been addressed as follows: b. See below: ii. The Swede Street section chart has been revised: a. The STA 10+00-10+11 "54 ROW Section No Parking' section is added. b. The "54' ROW Section Parking 1 Side' section is reduced to STA 10+11-10+62. c. The area between the parking and the intersection with Marsac has a 54' ROW width and is now specified STA 10+62 —11+18 "54' ROW Section No Parking'. d. The area along the park and before the intersection with Empire Street is now included with the "48' ROW Section No Parking" section. iv. These comments have been addressed with the road plans and updated on the site plan. v. A 60' ROW label is provided on the Site Plan sheet in the 60' ROW area STA 16+90-17+31. The section on the Notes and Details sheet labels a 60' total ROW. e. The DB/PG number has been updated on the Final Site Plan to match the Final Road Plan. The FSP and Road Plar are now consistent on all sheets. I. The HOA documents will be submitted for County review. 13. The comments have been addressed as follows: e. See below: I. A fence picture is labeled correctly as 42" high, per requirements. The detail adjacent to this image on Site Plan Sheet 4 is the removable steel bollard detail, which is 3' high. III. The photo was an old iteration. Miracle Recreation has provided anew rendering and labeled detail for this site which are now included on sheet 3. All play equipment now matches the detail and model numbers are provided. George Novey's contact information at Miracle Recreation is provided on the detail on sheet 3. iv. V. - vi. The playground information is corrected with the detail and specs provided by Miracle Recreation, see plan sheet 3. vii. The bench detail (per Miracle recreation) is provided on sheet 3. vill. The proposed grass recreation field has been updated: a. The maximum grade of the field area (2%) is now provided on the layout & grading sheets. b. A legend specifying the rec area turf is now provided on the landscaping plan, sheet 20. c. The play field size is consistent with the cover. d. The trees have been shifted out of the play field. ix. The recreation amenities have been updated for the requirement. x. The recreation equipment images are revised with this submittal. 19. See below: c. The wall easements have been provided D.B. and PG. blanks at Lot 31 and Lots 35-42. d. See below: ii. The easement has been added to the side of Lot 43 (and labeled). iii. The easement has been included in the subdivision plat. 23. The discussion of the coordination with the offsite adjacent property owner will be handled this week during a Zoom call with Charles Rapp. 25. The HOA documents will be submitted for review and approval with the subdivision plat prior to final site plan approval. 27. The note on sheet 3 has been updated as required. 28. Acknowledged. This comment is not necessary as it is redundant. 29. Berkmar Drive and Woodburn Road: b. The HOA documents shall include perpetual maintenance of trees within landscaping easements within individual lots. 30. Street trees: b. The applicant acknowledges this requirement. The easements have been provided and labeled on the site plan. The HOA documents will cover the maintenance requirements of the easement. This comment has been addressed. 31. See below: a. See below: ii. Tree canopy requirements: b. The Winter Jasmine shrub is no longer counted toward canopy requirements. g. The applicant acknowledges this requirement. The easements have been provided and labeled on the site plan. The HOA documents will cover the maintenance requirements of the easement. This comment has been addressed. h. Note four on the cover sheet now matches the tree spacing on the plan. 32. The applicant acknowledges this requirement and this comment has been addressed. The utility plan is approved and the utilities are under construction. The WPO is approved and the site is under construction. The Road plan is set to be approved, pending discussion with Charles Rapp this week. This comment is redundant and should be marked addressed or simply removed as it does not apply. 36. This comment will be discussed this week with Charles Rapp. 37. The applicant acknowledges this requirement. This will be provided with the final subdivision plat, prior to final site plan approval. 39. The Lot Area chart on sheet 3 has been reorganized. 40. All adjoining lot labels now include the zoning district. Engineering Comments: Sheet 1 4. The CG-12 ramps in radial curbs are shown as they are at MJH Apartments FSP with ADA handicap stimples in alignment with the curbing for the 2', matching the CG-12 detail. Sheets 3 & 4 1. A copy of the recorded Retaining Wall Maintenance Agreement shall be provided as soon as it is recorded.
