Perez, Senior Planner Division: Planning Date: 04-27-18 Subject: SUB201800039 Briarwood - Phase 6 — Road Plans Fax 434-972-4126 The County of Albemarle Planning Division will grant or recommend approval of the Subdivision Plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] 1. [Comment] As depicted, offsite easements are required for the work on TNT 032GO-01-00-02800. Without an easement, provide written documentation from the property owners permitting the work. 2. [ZMA2005-9, Application plan] Continue the trail and the trail easement throughout the proposed open space for this phase. Depict and label this improvement on the WPO plan and the Road Plan. 3. [14-302(A)4&5] Easements. Provide the deed book and page references for all existing easements, including the existing trail/access easement. Also, provide the dimension of the trail/access easement. 4. [14-302(A)12, 30.71 Steep Slopes Overlay District. County Engineer sign -off on new topographic information is required prior to approval. Regardless of whether the County Engineer is satisfied with the new topographic information or not, the labeling of the preserved slopes does not change. 5. [Comment] Ensure the retaining walls meet design standards manual for managed slopes. Revise the number of wall and the heights of walls on Road Plan and the WPO plan. Staff has provided references to provisions of Chapter 14 of the Code of the County of Albemarle. The Code is kept up to date by the County Attorney's office. The Code may found on the County Attorney's website which may be found under "Departments and Services" at Albemarle.org. In accord with the provisions of Section 14-229(B) of Chapter 14 of the Code if the developer fails to submit a revised final plat to address all of the requirements within six (6) months after the date of this letter the application shall be deemed to have been voluntarily withdrawn by the developer.
