December 7, 2020 Albemarle County Engineering Department Attn: Department of Community Development 401 McIntire Road Charlottesville, VA 22902 RE: Preliminary Subdivision Plat - Dunlora Farms Subdivision — Critical Slope Exhibit Mr. Pohl, On December 7, 2020 our office is submitting a Preliminary Subdivision Plat for TMP-62-16A, to be known as Dunlora Farms Subdivision. The parcel has existing Albemarle County GIS Preserved and Managed steep slopes along the northern and eastern property line. To determine the true buildable envelope of the site, the slopes were analyzed to establish if the Preserved GIS slopes are accurately depicted as 25% or steeper. A 20'x20' grid was used to determine the slope within the areas identifies as critical by GIS. Any non-contiguous areas of less than 400 square feet has been removed. Please see the accompanying exhibit which demonstrates our findings. The critical slopes shown on the Preliminary Subdivision Plat have been updated in accordance with this Critical Slope Exhibit.
