The following is CESO's response to the civil final site plan review comments received on 12.3.2020 regarding the
proposed Valvoline Instant Oil Change at Gander Drive Charlottesville, VA 22901:
Department Review Comments
1. Please provide on the initial site plans, based on the Albemarle County Community Development Comments:
a) ACSA Remarks:
i. The water and sewer notes should be replaced with our general water and sewer

Response: Replaced our notes with ACSA conditions
ii. An oil/water separator will be required. This should be shown, or a note should be
added if it is in the building where the sewer leaves the building.
Response: Revised per comment. See coded note 12 for the oil/water separator
inside the building
iii. A PRV and backflow preventor will be required for the service to the building. It
looks like the notes include this, but wanted to confirm.
Response: PRV and Backf low prevention are installed on the domestic service
line inside the building (this is also noted on the plans).

2. A site plan meeting all the requirements of section 32.6 of Chapter 18 of the Code.

9. [32.5.2(k) & 32.5.2(1)11 Private & public easements; Existing and proposed utilities. Address the following:
c. If any easements are required an easement plat must be submitted (separate application,
fee and submission) and approved prior to the approval of the final site plan.

the final site plan.
Rev.1: Comment not fully addressed. The easement plan has been submitted and is under
review. It must be approved and recorded prior to the approval of the final site plan.
Rev 2.: Comment not fully addressed. The easement plan has been submitted and is ready
for signature (se email rom 12/3/20). It must be approved and recorder prior to approval of
the final site plan

11. [32.5.2.(e), 32.5.2.(p) & 32.6.20)] Landscape plan. A landscape plan is required in the final site plan
that complies with section 32.7.9. A landscape plan was submitted but requires additional
information for the final site plan. Such information should include, but is not limited to, the
following:
h. Revise the existing conditions sheet to include the required information on the existing trees.
FINAL: Comment not yet fully addressed. Address the following:
ii. Ensure labels are provided for all existing tree that include all the required information.
"Multi -Trunk Tree" does not meet the minimum requirements.
Rev. 1: Comment not yet fully addresses. Address the following:
a) Two of the existing street trees do not appear to have their species and size
labeled. Add labels for these trees.
b) Two of the existing street trees have labels, but the labels are obscured by other
text or thick linework. Ensure existing tree labels are visible.
Rev. 2: Comment not fully addressed. These comments appear to have been addresses in the
Landscape Plan but no int eh existing conditions sheet. Address comments a. and b. above on the
existing conditions sheet
Response: Labels added and revised for clarity on Existing Conditions Sheet
p. Rev.1: [New Comment] Revise calculations for the trees and shrubs in the parking area to include
all 13 provided parking spaces. The two existing spaces are part of the parcel and therefore must
be included.
Rev. 2: Comment not yet fully addressed. Please provide the precise number of shrubs being
provided for the parking calculations. "11+" is currently shown. Please provide the actual number
provided.

15. [Comment] See the SRC comments from most of the reviewers attached. All SRC reviewer comments must
be sufficiently address prior to final site plan approval
