To Whom It May Concern:
In response to your request for a Letter of Zoning Compliance for the above referenced
Property, please be advised of the following:
• The Property is zoned Downtown Crozet District. The permitted uses of the Property are
provided in Section 20B of Chapter 18 of the Albemarle County Code ("Zoning
Ordinance"). The Property is subject to the Entrance Corridor Overlay District as
described in Section 30 of the Zoning Ordinance.
• The Property is subject to site plan SDP201700023 "Animal Wellness Center — Minor." It
appears the Property has been developed in accord with these approved plans.
• There is one approved Special Use Permit associated with the current use of the
Property. SP200800009 "Animal Wellness Center," approved October 14, 2009 with
conditions, permits a veterinary clinic use on the Property.
• There is currently one pending Special Use Permit on file associated with the Property.
This proposal, SP202000015, is to amend existing special use permit SP200800009 to
permit an expansion of an existing veterinary clinic to allow for additional parking, for
expansion of the existing building, for the construction of an additional building, and for
the option to provide overnight animal boarding services. Special Exception
SE202000022 to reduce the required setback is also currently under review.
• There are no pending building or zoning violations on file associated with the Property.
