Dear Avon Park Neighbor:
Happy Fall. We hope you are enjoying the changing foliage on Carter's Mountain mud the beautiful afternoon,
October light.
As required, we are writing to notify you, as an adjacent property owner and as is permitted through our Avon Park
HOA agreement, that we started conducting limited homestay use ou our property at 1112 Arden Drive. While
visiting our sou this past January, we stayed at an Airbub in California and found the experience to be so much more
personal than staying in a hotel. We loved it. With the separate suite in our basement used by our other sou with
autism, we decided to offer select, weekend, guest opportunities in that space. This has afforded us the opportunity to
manage hospital debt incurred from ongoing major illness. It has, as well, helped us defray some of the constantly
recurring costs related the notorious sewage pump issues that impacts our entire block.

stay mid to 2 people) mid have found this to be a positive factor in attracting guests. Please read the reviews. We hope
you see that we are dedicated to creating a tranquil, quiet retreat. In terms of details, our homestay operates
approximately 2-3 weekends a month for a two-itight stay (from Friday through Sunday morning). Our fink to our

We have absolutely no intention of ever having more guests more days of the mouth as we also provide ongoing care
to our disabled son. Our Airbub targets couples or family members (2) who are looking to relax mid enjoy the area in
our quiet neighborhood on the occasional weekend. We believe the guests have been respectful of our covenants.
We also know that we have adjoining properties that do rent to others. Our neighbors are nice folks and we very much
enjoy having them next door. Indeed, our neighborhood is diverse mid lovely as any neighborhood could be.
We believe our efforts add value to the community. To illustrate the impact, we have had guests ask us about how
much our home costs, would we consider selling, would we provide gardening advice, etc. —all because of our beautiful
space, garden, neighborhood and views. Since moving to Avon Park in 2014, we have invested thousands in our
landscaping which consisted formerly of an unsafe, eroding hill, limited landscaping and a sewage chomper, serving as
the primary focal point of our back yard. We now have a lush garden designed to focus on our beautiful hillside
neighborhood. Our estimated property value has increased $50-60,000 just from these landscaping improvements.
Clearly travelers want to visit our region. We have approximately 2,500-3,500 views for our listing each moudi.
Individuals are choosing to stay away from crowded hotels due to COVID-19. We follow (and will follow) all state,
local and CDC guidance on cleaning, masks, safety and contacts. We also ensure our listing meets all Airbub standards
as well as state licensure mid all needed safety mid insurance requirements.

According to the Albemarle County Zoning Ordinance, each applicant for a homestay must designate a responsible
agent (Elke) to promptly address complaints regarding the homestay use. The responsible agent must be available
within 30 miles of die homestay at all times during a liomestay use. The responsible agent must respond and attempt
in good laith to resolve any complaint(s) within 60 minutes of being contacted. The responsible agent may initially
respond to a complaint by requesting homestay guest(s) to take such action as is required to resolve die complaint. Tlne
responsible agent also may be required to visit the homestay if necessary to resolve the complaint.
