The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on father review. [Each comment is preceded by the applicable reference to the Albemarle County Code.] 1. [ 14-403, 14404] Access Easement. In accordance with 14-403 and 14-404, what is currently proposed as an "access easement' will need to be revised to be either a public or private street. This is needed to provide frontage and establish access to the proposed lots. Please revise the plat accordingly. 2. [14-410, 14412(B)] Private street. If the subdivision will contain a private street, please ensure the street meets the private street standards provided in 14-410 and 14-412(B). Also, include the following statement on the plat: "The street in this subdivision may not meet the standards for acceptance into the secondary system of state highways and will not be maintained by the Virginia Department of Transportation or the County of Albemarle." 3. [14-317] Maintenance instrument. An instrument evidencing maintenance of proposed street will need to be reviewed and approved by the County prior to final plat approval. 4. [14-303(S)] Control points. Provide at least four (4) control points, evenly distributed across the property and located at survey property corners, and shown on each sheet depicting the property. 5. [1 4-303(H)] Monuments. In Note 2, provide a date by which new irons will be set. 6. [Comment] Owner address. In Note 1, is the owner address for T.M.P. 90-35Y correct? Since Albemarle County GIS lists a different address for the owner of T.M.P. 90-35Y, it was not known whether this may be a clerical error or if the addresses provided are correct. 7. [Comment] Abutting property. Please revise the abutting property located at the southernmost corner of the subject property from T.M.P. 90-28 to T.M.P. 90H-B. This property was subdivided earlier this year. 8. [14-302(B)(1)] Resubmission. Reminder that revised plats must include the original date of drawing and the revision date(s) of each subsequent version of the plat. Plumbing fixtures having flood level rims above the elevation of the manhole cover of the next upstream manhole in the public sewer shall not discharge through a backwater valve. • Other than this no objection. Will all buildings have access from the private street shown on the plans, or will the buildings closer to Avon Street be served from another access? 3. What will the height of the buildings be? 4. Commercial developments with buildings exceeding a gross building area of 62,000 square feet shall have two separate and approved fire apparatus access roads. 5. ISO fire flow calculations must be provided. 6. A knox box will be required on each building. Albemarle County Service Authority Richard Nelson, melson(i6erviceauthoritv.org — Requests Changes 1. Provide easement around proposed blow off assembly and water meters. 2. Provide easements around water meters for Lots 5-9. Ray & Assoc., Inc., and find it to be generally acceptable. A VDOT Land Use Permit will be required prior to any work within the right-of-way.
