N 0 N w 2 z 3 EROSION AND SEDIMENT CONTROL NARRATIVE PROJECT DESCRIPTION THE PURPOSE OF THIS PLAN IS TO ENLARGE THE EXISTING 25,000-SF SURFACE AREA POND BY 11,000 SF AND SHAPE THE SHORELINE TO BE OPTIMAL FOR HUNTING DOG TRAINING, WHICH IS A HOBBY OF THE PROPERTY OWNER. THE POND IS A SMALL EXISTING FARM POND THAT SERVES NO STORMWATER MANAGEMENT FUNCTION. SINCE THE TOTAL DISTURBED AREA TO COMPLETE THIS WORK IS GREATER THAN 10,000-SF, BUT LESS THAN ONE ACRE, AN EROSION AND SEDIMENT CONTROL PERMIT IS REQUIRED. THERE IS AN EXISTING WATER PROTECTION ORDINANCE BUFFER AROUND THE POND SHOWN ON ALBEMARLE COUNTY GIS. HOWEVER THE SHORE AREA TO BE DISTURBED INCLUDES NO DISTURBANCE OF BUFFER PLANTINGS. FOR THIS REASON, NO BUFFER MITIGATION IS REQUIRED AS NOTED ON THE EROSION AND SEDIMENT CONTROL PLAN. /6911RKKi1IU1111iL6 THERE IS AN EXISTING SINGLE-FAMILY DETACHED DWELLING AND OUTBUILDING ON THE 38.2-ACRE PROPERTY, CURRENTLY ZONED RA (RURAL AREAS). ACCESS TO THE PROPERTY IS VIA AN EXISTING DRIVEWAY OFF OF WILDON GROVE ROAD (RTE 645). THE DRIVEWAY AND WILDON GROVE ROAD ARE RIDGES AND RUNOFF FLOWS OFF THE RIDGES VIA SHEET FLOW TOWARD THE POND. THE LAND COVER ON THE PROPERTY IS PRIMARILY MEADOW WITH A ROW OF TREES ADJACENT TO THE DRIVEWAY WHICH TURN TO THE NORTH AND RUN TO THE NORTHEASTERN PROPERTY LINE. THERE IS A PATCH OF TREES ALONG THE SOUTHWESTERN CORNER OF THE PROPERTY. THE EXISTING POND OUTFALLS VIA A 15" PIPE INTO AN EXISTING OUTFALL DITCH THAT RUNS TO THE SOUTHEAST AND CROSSES ONTO THE NEIGHBORING PROPERTY. I_1B11LT91gI10CI AR THE SITE IS BORDERED ON THE NORTHEAST, SOUTHEAST AND SOUTHWEST BY RESIDENTIAL PROPERTIES; ALL ADJACENT PROPERTIES ARE ZONED RA. WILDON GROVE BORDERS THE SITE ON THE NORTHWEST. THERE IS NO FEMA FLOODPLAIN ON THE PROPERTY. THE OUTFALL CHANNEL LEAVING THE PROPERTY RUNS FOR APPROXIMATELY 1,600 FEET BEFORE REACHING THE FEMA FLOODPLAIN.
