HomeMy WebLinkAboutSDP202000076 Review Comments Initial Site Plan 2020-12-14County of Albemarle Department of Community Development 401 McIntire Road, Charlottesville, VA, 22902 Memorandum To: Justin Shimp From: Christopher Perez, Senior Planner Division: Planning Date: December 14, 2020 Subject: SDP202000076 River's Edge - Initial Site Plan Because the above -referenced initial site plan omits information required by Albemarle County Code § 18-32.5, the plan is incomplete and will not be accepted for official submittal, pursuant to § 18-32.4.2. 1 (c). Below are the reasons for the disapproval, with citations to the applicable sections of the County Code, and the corrections or modifications that will permit acceptance of the plan. Within 15 days of this letter, the developer may resubmit the initial site plan. The date of the next application deadline after the resubmittal of the plan will be deemed the date on which the plan was officially submitted. If the applicant fails to resubmit the plan within the 15-day period, the plan will be deemed disapproved and a new application and fee will be required for submittal of the plan, pursuant to County Code § 18-32.4.2. 1 (d). 1. 132.5.2(t)] Dam break inundation zones. Depict and label the limits of the state dam break inundation zone. The proposed development is located partially in the state dam break inundation zone. The site review committee shall review the initial site plan, as follows: (i) it shall review the dam break inundation zone map on file with the county for the affected impounding structure, (ii) notify the dam owner about the proposed subdivision; and (iii) within ten (10) days after the application is deemed complete, send a written request to the Virginia Department of Conservation and Recreation to make a determination of the potential impacts of the proposed development on the spillway design flood standards required for the dam as provided in Virginia Code § 10.1-606.3. 2. 132.5.2(d)] Topography and proposed grading. Provide a sheet which clearly labels and depicts the existing preserved slopes and managed slopes, the preserved slopes that were approved to be disturbed, and the preserved slopes remaining. Ensure this sheet also depicts all proposed improvements and depicts the limits of grading. 3. 132.5.2(b)] Information regarding the proposed use. Provide written schedules for the maximum number of dwelling units by type, including the number of bedrooms for multi -family dwellings. 4. 132.5.2(b)] Information regarding the proposed use. Provide the square footage of recreational areas. Label the recreational areas. 5. 132.5.2(b)] Information regarding the proposed use. Provide the maximum amount of impervious cover on the site. 6. 132.5.2(e)] Landscape features. Provide the existing landscape features as described in Section 32.7.9.4(c). 7. 132.5.2(i)] Streets, easements and travehvays. Label the type of access being proposed? Is it a public street or a private street? Depict and label the easement proposed for this improvement. 8. 132.5.20)] Existing sewer and drainage facilities. Provide the size of existing water facilities and easements, the storm drainage system, drainage channels, and drainage easements. 9. 132.5.2(k)] Proposed sewer and drainage facilities. Indicate the direction of flow in all pipes and watercourses with arrows. 10. [32.5.2(m)] Ingress and egress. Show the distance to the centerline of the nearest existing street intersection. 11. [32.5.2(n)] Existing and proposed improvements. Provide the dimensions of all existing and proposed improvements including buildings (maximum footprint and height) and other structures, walkways, walls, trash containers; landscaped areas and open space, recreational areas and facilities, parking lots and other paved areas, loading and service areas, signs, and the proposed paving material types for all walks, parking lots and driveways.
