Thank you for your comments dated July 312020 on the above referenced project. The following is a summary of how the
comments have been addressed:
Planning Comments:
1. Comment #1- This comment is irrelevant and can be removed from the comment list. It is not relative to the road plan
review.
2. Commentft5—
a. Comment iv has been addressed as all calipers as shown on the chart are a minimum of 1 W'. The river birch
height is acceptable, as it is not being used as a street tree.
b. Comment v has been addressed, the trees have been moved over 4" to ensure it graphically shows 3' clearance
for the trees along Berkmar Drive. More constructively, we have added a general note on the plan stating that
the trees shall be planted a minimum of 3' from all curbs, sidewalk, and asphalt. This should handle any
questions of the spacing of the trees.
3. The final comment has been addressed per discussions with Charles Rapp. The existing landscaping island has been
modified to allow (1) additional parking space to make up 26 parking spaces for the adjacent Day care facility. Their site
plan requires 26 space, and 26 spaces are being provided. (1) parking lot tree is being removed and (1) additional tree has
been added to account for the removal of the offsite tree for the parking lot. The picture below shows the existing parking
of the adjacent property. They use one parking space on the concrete pad for the dumpster (Which is super big). The
existing conditions match the image below, and with the additional parking space at the island, the required parking is
achieved for the adjacent facility.
In addition:
1. The existing wooden screen fence has been graphically shown and labeled at the dumpster on the adjacent property.
2. A note about sriping the parking lot spaces has been added to sheet 3.
