(The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review.): [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] 1. [34-302(A)(4),(5) & 14-303(L)] Private easements; Public easements; Public utility, drainage and sight distance easements. List all existing private and public easements in the notes on the coversheet including the easement owner and the deed book and page number for the recorded easement. [34-302(A)(7)] Existing and departing lot lines. Show all of the departing lot lines for the adjoining lots. It appears that there are departing parcel lines for TMP 48-62F, TMP 48-62 & TMP 48-58 that exist and are not yet shown. 3. [34-302(A)(10)] Right of further division of proposed lots. Ensure that the number of development rights specified in the note are correct. The previously approved plat (DB 2259 PG 712) does not state that TMP 48-60 has any development rights. Although there appears to be a typographical error, it seems to state that the two remaining development rights were being used for Parcels 1 & 2 (not the remainder of TMP 48-60), both of which are under 21 acres and therefore required development rights. It also states that "Residue parcel 60... may not be further divided". Since the residue parcel was over 23 acres any development rights assigned to it would have allowed division. Revise note 11 to no longer state TMP 48-60 has one development right or provide the planning reviewer with documentation that you think proves it to have a development right assigned to it. 4. [34-302(B)(5)] Zoning classifications. Address the following about the notes on zoning: a) Note 7. b. has an error in it. It states it "Does not within.." Revise it to say it "Does not lie within..:'. b) In both 7. f. and 8. f. the "Steep slopes managed and preserved" are specified. These parcels are in the Rural Areas and "steep slopes" apply to the Development Areas. "Critical Slopes" are within the Rural Areas. Revise the notes to replace "Steep slopes managed and preserved" with "Critical Slopes". c) There are Critical Slope areas located in both existing parcels. However, in both 7. f. and 8. f. it states "Does not lie within". Revise the notes accordingly. 5. [14-302(B)(10)] Stream buffers. Include the required stream buffer note on the plat. 6.
