Subject: SUB202000202 Glenmore K2C-11 Lots 34-37— Boundary Line Adjustment
The County of Albemarle Planning Division will recommend approval of the plat referenced above once the
following comments have been satisfactorily addressed. (The following comments are those that have been
identified at this time. Additional comments or conditions may be added or eliminated based on further
review.): [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning
Ordinances unless otherwise specified.]
1. [14-302(B)(1) & 14-303(E)] General Information; Dimension standards and information on all lots,
streets, alleys, easements, and shared driveways. Revise the scale of the viewport in Sheet 2 or revise
the scale specified for that sheet. The scale of what is shown on Sheet 2 does not appear to match the
scale specified for that sheet. The dimensions shown do not match the dimensions scaled.
2. [14-302(B)(7)] Reservoir watershed; agricultural forestal district. Revise note 7 to also include that the
parcels are not in the water supply protection area.
3. [14-302(B)(9)] Flood Plain. Revise note 6 to be correct for the subject parcels. The parcels specified do
not appear to be within the flood plain.
4. [34-303(F)] Identification of sections, blocks and lots. Revise the label for the open space to the east of
Lot 37 to specify that it is "Open Space D". The open space area to the east and to the south are two
different open spaces with two different designation letters.
5. [14-312] Revise the plat to show the outline/location of all existing structures on all of the subject
parcel and ensure that the proposed lot line changes to not cause the existing parcel to no longer meet
any minimum requirements. Address the following:
a) Lot 34 appears to already have a residence built. Show this structure.
b) Dimension the minimum distance between the existing structure and the proposed property line.
Ensure the side setback requirements will still be met after proposed move of the property line.
