SUB202000212 Ashcroft Phase 2, Section 9 - Preliminary Subdivision Plat
Dear Paty,
We received your comments regarding the project above dated December 2, 2020 and offer the
following responses:
1. [14-302(A)(9)] Building sites on proposed lots. Show a building site area rectangle, meeting the
requirements found in Sections 4.2.1 and 4.2.2, within each of the proposed lots. Critical slopes, as well as
the size and the shape of some of the lots, do not appear to provide sufficient area to meet these
requirements.
Response: Because of the age of this on -going project, it is my understanding that there have been
exceptions made to the building site area requirements. The original zoning map amendment
predates the critical slopes ordinance. We have worked with Bill Fritz in resolving some of these
issues in the past but understand that this is a unique situation.
2. [14-302(A)(5)] Public easements. Show all proposed public easements. The existing water easements do not
provide service to all the proposed lots. Therefore, proposed water line easements will be required.
Response: Proposed waterline easements have been added.
3. [14-302(A)(13)] Proposed facilities. Show all proposed public facilities. The water lines and water meters
are not shown in the preliminary subdivision plat.
Response: Existing waterline and relocated/new water meters have been added.
4. [14-302(A)(15)] Identification of all owners and certain interest holders. Revise the plat to include the name
and address of the owner.
Response: Name and address added.
