RE: ARB-2020-93: 2300 Hunters Way Coffee Shop and Hardware Store (078000000049A0)
Dear Applicant,
I have reviewed the plans recently submitted for the above -referenced project (site plan with revision date of 12/7/20, roof
plan and mechanical units visibility diagram undated). The changes made in these plans address the outstanding
conditions of ARB approval. You may consider this letter your Certificate of Appropriateness.
This approval is specifically conditioned on the following:
1. Execution of the design indicated on the final approved plans, attachments, materials, samples, and other
submittal items presented.
2. Mechanical equipment shall not be visible from the Entrance Corridor.
3. The wall -mounted light fixture must be a down -light only.
Please note the following:
1. The 12/7/20 lighting plan was revised to specify the catalog number for the 7"-tall wall -mounted down -light fixture
as requested. The corresponding height noted in the lighting schedule description was not changed from12" to 7",
but should have been. The 7" down -light is approved.
2. Any changes in the approved design will require a new application and additional review.
3. Changes made to the site or architectural plans after issuance of a Certificate of Appropriateness can delay the
signing of final site plans and the approval of building permits. It is in the applicant's best interest to notify ARB
staff of such changes and to initiate the review of amendments to ARB-approved plans to avoid future delays.
4. Certificates of Appropriateness are valid for the same period that the corresponding site plan is valid. If
there is no site plan required for the proposed work, the Certificate of Appropriateness is valid for 3 years.
Applicants requesting an extension of the period of validity must do so in writing. The letter must be
received by the Director of Planning prior to the expiration date.
