RECOMMENDATION: Approval with conditions REASON FOR PLANNING COMMISSION REVIEW: Review has been requested by an abutting owner. STAFF COMMENT: This project has been reviewed by the site review committee. No waivers are requested or required for this project. The plat meets the requirements for preliminary approval and the site review committee recommends approval with conditions. Staff has cited the property owner for stream buffer violations associated with the construction of the pond on this property. This violation does not affect the preliminary plat review or approval process, and staff provides this comment for Planning Commission information only. RECOMMENDED ACTION: Staff has reviewed this request for compliance with the provisions of the Zoning Ordinance and recommends approval of the site plan subject to the following conditions: The Current Development Division shall not accept submittal of the final site plan for signature until tentative final approvals for the following conditions have been obtained. The final site plan shall not be signed until the following conditions have been met: 1. Current Development Planner approval to include: a. Submittal of a final plat meeting the requirements of Chapter 14, Section 303 of the County Code. 2. Current Development Engineer approval to include: a. Approval of Stream buffer mitigation plan. b. Approval of Stormwater detention plan. 3. Health Department approval. 4. Virginia Department of Transportation approval of road plans. 5. Approval of Road Names. ATTACHMENTS: A. Vicinity Map B.
