RE: ABC Initial Plan and Preliminary Architectural Review, December 8, 2020
Regarding the final site plan submittal:
A Certificate of Appropriateness is required prior to final site plan approval. The following
items and all items on the Al Final Site Plan Checklist must be addressed:
1. Continue to refine the storage building design to provide greater organization and
unity among the various building elements.

3. Eliminate the film coating from the windows or provide an internal recess to allow
window transparency. Alternatively, consider other strategies to break up scale and

3.1. Interior storage units have been adjusted such that a corridor will be located

behind all windows, eliminating the need for window protection and a film coating.

4. Provide additional information to show that the 3'-tall parapet is sufficient to screen rooftop
equipment.
4.1. Mechanical Engineer has sized the RTU equipment. It has been determined the
units will be taller than standard (66" tall) condensing units. A 70" equipment
screen has been added that will conceal visibility of the mechanical equipment
from the Entrance Corridor.
5. Add the standard equipment visibility note to the architectural plans: Visibility of all
mechanical equipment from the Entrance Corridor shall be eliminated.
5.1. Notation added.
6. Consider installing the EC frontage trees with the first block that is constructed.
6.1. Shimp Engineering — Prior to the planting of EC frontage trees, ROW work is
required to install a multiuse path and curb and gutter, as EC frontage trees are to
be planted where there is currently asphalt. Due to such infrastructure
requirements, EC frontage trees will be provided at the time of Block 3 and 4's
construction.
7. Provide large trees, 212" caliper at planting, along Old Lynchburg, Country Green and
Mountainwood Roads, free of utilities and easements.
7.1. Shimp Engineering —Large trees along Old Lynchburg, Country Green, and
Mountainwood Road will be provided at the time of that block's construction.
8. Where large shade trees are not already provided to meet other requirements,
provide medium trees, 212" caliper at planting, along all paths and sidewalks.
8.1. Shimp Engineering —Comment received. Medium trees are provided along the
rear of the parcel, along the stone dust path.
9. Provide large trees, 2 W" caliper at planting, 40'on center along the perimeter of all
parking areas.
9.1. Shimp Engineering —Comment received. Please seethe revised landscape plan.
10. Note that the retail, office and hotel buildings will need to have fully designed fronts
on elevations visible from the EC street.

11.Integrate retaining walls with nearby site features.
11.1. Shimp Engineering — One retaining wall is proposed with Block 5. While the top of
wall is at grade with the sidewalk and road, trailing plantings are provided along
the top of wall to minimize impact of the view from Old Lynchburg Road.
12. Provide site sections to clarify visibility of the storage building from the EC.
12.1. Site sections have been added for clarity.
