The final site plan is hereby submitted incorporating the following changes in response to items requested in the conditions of the
initial site plan approval:
Planning Comments:

tree canopy calculations have been updated, see changes on the landscaping plan sheet. The canopy calculations include

and all the landscaping is outside of this easement.

For Final Site Plan Approval
1. The applicant has updated the entrance into the site to meet VDOT requirements and address VDOT comments on the site

8. The storm sewer has been revised so that proposed downstream flow from this project no longer utilizes the existing
storm sewer under existing buildings. A new storm line is created for the public storm sewer, and joins the existing storm
sewer within the parking lot adjacent to Ivy Road.
9. The dry retention basins are now provided easements, which shall be recorded as required. A plat will be submitted for
the SWIM easements.
10. SWM facility access and easements are now provided out to Ivy Road.
11. The entrance design has been modified per VDOT comments.
12. The existing DI on the west side of the entrance is modified with the new entrance design. A new inlet will be installed
west of the entrance.

15. The applicant acknowledges the recommendation to coordinate with the City of Charlottesville Gas Utility Department and
has coordinated with Cville gas on the easement around the gas line. The gas line is small lateral to the building and only

FSP Review Comments

Sheet 2
18. The BLA is now recorded. A wall maintenance easement is provided.

the existing one story building.

Sheet 3

Sheet 4
36. The existing DI west of the entrance is now modified with a MH-1 cover, and anew DI-313 is installed to accommodate the
new commercial entrance, see Grading Plan and Drainage Profiles.
37. The existing Dls have been labeled. The tie in point for the storm sewer system has been relocated to allow the public
storm sewer to flow separately from the existing site drainage under the buildings.

48. The storm sewer design has been revised. New piping shall be used throughout the site and connecting to Ex STR Ivy. The
remaining existing storm sewer shall be unchanged, and drainage to the existing system is disconnected and reduced with
this revision.

51. The storm sewer analysis now includes all of the proposed storm alignment out to the point of analysis at Ivy Road.
Proposed STR 1A and STR EX IVY now incorporate their upstream flow in the drainage calculations.

the existing drainage that feeds this storm system.

57. Permeable pavers and their underdrains are conservatively considered 100% clogged in the storm analysis. The full
drainage area flows by surface runoff to STR 22 in the storm calculations. The invert of the underdrain system to STR 22 is
now included on the profile.
58. Any existing pipes utilized by the storm system design are now included in the storm sewer analysis.

Fire/Rescue:
1. The results of the ACSA fire flow test are provided on the layout, sheet 3. The needed fire flow is provided for the site.
VDOT:
1. The entrance geometry has been updated to meet VDOT requirements in Appendix F. A 25' radius has been added to the
entrance on either side, tying into the turn lane along this section of Ivy Road, see sheet 3 and 4.
2. The right turn now meets turning radii requirements, with the new entrance radius provided, see sheet 3 and 4.
3. This site does not preclude access from the adjacent property. The adjacent property owner is a different entity than the
current owner of this property.
4. A waiver request is submitted to VDOT to allow the property to utilize the existing entrance and exit for the change in use
of the existing building.
5. The existing entrance shall remain a full access entrance, matching the current use of the entrance.
6. An AM-E request is submitted with the plan.
7. The mill and overlay is updated to include the new curb and gutter areas, see Layout sheet 3.
S. A MOT is provided for the project.
9. The landscaping height requirement note is added to the landscaping plan, see Notes item 3.

RWSA Comments:
General Comments:
1. Attached is the proposed layout of the manufacturing space. There is approximately 2,160 SF associated with processing
requiring the use of water. The estimated water usage for this process is 2,000 GPD.
Sheet 3:
1. The RWSA new waterline easement on the western boundary of the parcel is now provided.
2. The utility notes are updated with the 1.S' RWSA sewer line vertical separation requirement, see Utility Notes, item 4.
3. The required note is added to this sheet, see Utility Notes, item 17.
Sheet5:
1. The trees are removed from the sanitary easement.
Sheet 8 9:
1. The RWSA Sewer Manhole is labeled on the Sanitary Lateral profile.
2. The surveyed sanitary sewer lateral invert is now provided at 558.46.
3. A road profile for the connector road with grading over the VCP sewer line is now provided.
ARB Comments:
1. Comment #4 - The gas meter and water utility box detail are provided on sheet 6, 1x8 clear cedar surrounds the gas meter.
2. Comment #5 —the lighting plan has been updated to specify warm white light.
3. Comment #6—the lighting plan has been updated to specify the color of the wall mounted fixtures under the canopy and
the gooseneck sign fixtures.
4. Comment #7 - The lighting plan has been updated to show the manufacturing information on all the light fixtures, and the
information indicates the lights that emit over 3,000 lumens will be full -cut off fixtures.
5. Comment #8 - the landscaping plan has been updated to show the utility easements and landscaping (trees) outside of the
utility easements and all landscaping outside of the SO' gas easement.
6. Comment #9—the note about the stone wall has been removed from all plan sheets. A stone wall is not proposed along
the front, as noted in the ARB meeting.
7. Comment #SO— (2) additional large shade trees have been provided along the west side of the accessway.
8. Comment #11—the landscaping schedule has been updated.
9. Comment #12 —the landscaping plan has been updated to reduce the spacing of the trees along the western perimeter to
40' on center.
ACSA Comments:
1. The hydrant is relocated to the island in front of the commercial retail as requested with the waterline outside of the
pavers for access to the waterline and fire hydrant.
2. Fixture counts shall be provided prior to final approval.
3. The proposed and existing water meters will serve the areas as provided on the utility sheet. The proposed water meter
will service the re -purposed building on the site, while the existing water meter will service the other existing building with
the doctor's office, ballet, and office area.
