RE: ARB-2020-104: Ivy Proper — Initial Site Plan Review — (TMP: 058A2-00-00-
02000, 058A2-00-00-01400) - Comment Response Letter
Dear Khris:
We have reviewed all of your comments from November 18, 2020 and made the necessary
revisions. Please find our responses to the comments below in bold lettering.
• Regarding the final site plan submittal:
A Certificate of Appropriateness is required prior to final site plan approval. The
following items and all items on the ARB Final Site Plan Checklist must be addressed:
Provide architectural designs with the next submittal. Note that the EC -facing
elevation of the building must have the appearance of a fully designed fa4ade and
the side elevations must be designed to eliminate blankness and achieve
appropriate form, scale, etc.
Additional architectural designs will be provided in upcoming submittals.
2. Show the location of mechanical equipment (building and ground mounted) on
the site and architectural plans and show how it will be screened from the EC.
The following Final Site Plan submittal will include mechanical equipment
locations.
3. Provide a detail of the dumpster enclosure in the site plan. Specify materials that
are coordinated and compatible with the building.
Rendering of proposed dumpster enclosure has been added to sheet C 1.2.
4. Include the standard mechanical equipment note on the architectural plans:
"Visibility of all mechanical equipment from the Entrance Corridor shall be
eliminated."
Acknowledged. This will coordinated with the architectural plans.
S. Provide a lighting plan with the next submittal.
ENGINEERING I DESIGN I TECHNOLOGY
A lighting/photometric plan will be submittal with the next Final Site Plan
submittal.
b. Provide a complete plant schedule with the next submittal.
Plant schedule has been added to Layout Plan, sheet C4.0.
7. Provide a confirmation that easements will not conflict with the
proposed/required landscaping.
All proposed trees are located outside of drainage and stormwater
management easements.
8. Adjust the site layout to provide sufficient planting area for large shade trees
along the eastern perimeter of the parking lot.
Layout is constrained by steep grades up to railroad on northwest portion of
site, and existing building on adjacent parcel to the east. Shade trees have
been provided at either end of eastern parking area, along with flowering
trees adjacent to parking spaces. Parking lot landscaping calculations have
been provided on Layout Sheet, sheet C4.0.
9. Submit a construction/landscape easement for any parking or landscaping that
are proposed off -site.
Proposed construction & landscape easement has been added to Layout
Sheet, sheet C4.0.
10. Provide trees at the west end of the parking lot and shrubs at the base of the
northern retaining wall.
Tree line of existing forest to remain on west side of parking lot has been
added for clarity. Shrubs have been added at base of retaining wall.
I. Add the standard landscaping note to the landscape plan: "All site plantings of
trees and shrubs shall be allowed to reach, and be maintained at, mature height;
the topping of trees is prohibited. Shrubs and trees shall be pruned minimally and
only to support the overall health of the plant."
Note has been added to Layout Plan, sheet C4.0.
12. Show existing trees on the existing conditions plan.
Approximate existing tree line has been added.
13. Indicate retaining wall material(s) and color(s) on the plan. A physical sample may
be necessary for review.
Retaining wall color and materials will be provided separately for review.
14. Provide landscaping at the base of the visible retaining walls to integrate them
into the site.
Shrubs have been added at base of retaining wall adjacent to parking lot.
S. Coordinate the tree line that is to remain throughout the site plan.
Tree line has been added to Layout Plan, sheet C4.0.
