To Whom It May Concern:
In response to your request for a Letter of Zoning Compliance for the above referenced
Property, please be advised of the following:
• The Property is zoned Planned Development -Mixed Commercial ("PD-MC) per Zoning
Map Amendment ZMA201100006, approved February 8, 2012 with proffers. The
permitted uses of the property are provided in Section 25A of Chapter 18 of the
Albemarle County Code ("Zoning Ordinance"). The Property is subject to the Airport
Impact Area Overlay District as described in Section 30 of the Zoning Ordinance.
• There is one approved Special Use Permit ("SP") associated with the Property.
SP201100014, approved alongside ZMA201100006 on February 8, 2012, approved the
use of the property for Albemarle Health and Rehabilitation Center. The action letter
describes the use as "a special use permit to allow hospitals, nursing homes, and
convalescent homes" with no conditions.
• The Property is subject to Site Development Plans ("SDP") SDP201200061. It appears
the Property has been developed in accord with these approved plans and would be
considered legal conforming.
• There are no Building or Zoning violations on file associated with the Property. This
office does not keep track of fire violations, you can reach the County of Albemarle —
Fire and Rescue at (434) 296-5833 to see if they have any fire violations on file.
• There are no additional special use permits, variances, or special exceptions associated
with the property.

• The abutting Zoning Districts are R1 Residential to the North, South, East, and West and
Light Industry to the Northwest. A Zoning Map of the Property and neighboring
properties can be viewed by copying and pasting the link below into your internet
browser.
• Copies of any applicable records, including copies of applicable Certificates of
Occupancy, may be obtained via the noted links or from this office with a request
through the department's Records Manager, Paul Bjornsen, at
pbiornsen(Walbemarle.org once they have been approved or issued.
