Subject: SUB 202000203 Fairhill Estates — Final Plat
The County of Albemarle Planning Division will approve the plat referenced above once the following comments
have been satisfactorily addressed (The following comments are those that have been identified at this time.
Additional comments or conditions may be added or eliminated based on further review.): [Each comment is
preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise
specified.]
1. [14-218] Pay all outstanding fees. A fee for public notices ($215) and Fire Rescue ($75 for each of the
plats, preliminary and final) is required and must be paid prior to final plat approval.
2. [14-302(A)(1)] Name of Subdivision. Remove from the subdivision name the following:
a) Reference to a boundary line adjustment (BLA). It does not appear that any of the exterior parcel
boundaries of TMP 57-35R3 are proposed as being moved. If a BLA is being proposed as part of this
plat, please clarify which parcel lines are being moved.
b) Reference to "Residual 3". "Residual 3" is not shown on the plat.
3. [14-302(A)(5), 14-302(A)(15) & 14-303(L)] Public easements; Identification of all owners and certain
interest holders; Dimension standards and information on all lots, streets, alleys, easements, and shared
driveways; Public utility, drainage and sight distance easements. Remove from the plat the detail of the
typical easement or clarify where on the plat the easements are proposed.
4. [14-302(A)(9)] Building sites on proposed lots. After addressing the engineering comment in reference to
the Critical Slopes, provide an exhibit that shows the 30,000 square feet building site rectangle for each
proposed development lot, the critical slope areas, the flood plain, and the Water Protection Ordinance
stream buffers.
5. [14-302(A)(11)] Instrument creating property forsubdivision. Under source of title include the deed
book and page number for the recordation of both the deed and the plat that created TM 57-35R3.
6. ]14-302(A)(16)] Dam Break inundation zones. Address the following:
a) Remove the note (#11) that states, "TM 57-35R3 lies partially within the dam inundation zone." No
portion of that parcel is impacted by the DBIZ.
b) Show the Dam Break Inundation Zone on the plat. The table includes the linetype but the line is not
shown.
7. [14-303(A)] Statement of consent to division. Remove from the Statement of Consent to Division the
following:
a) Reference to a boundary line adjustment (BLA). It does not appear that any of the exterior parcel
boundaries of TMP 57-35R3 are proposed as being moved. If a BLA is being proposed as part of
this plat, please clarify which parcel lines are being moved.
b) Reference to "Residual 3". 'Residual 3" is not shown on the plat.
8. [14-303(C) & (E)] Boundary lines; Dimension standards and information on all lots, streets, alleys,
easements, and shared driveways. The C4 boundary line label does not appear to be utilized and there is
an unmarked curved boundary between L2 and C5. Ensure that all exiting and proposed boundary lines are
fully dimensioned and labeled.
9. [14-303(H)] Monuments. Provide the location and material of all permanent reference monuments found
and show the monuments to be set. Ensure they can be differentiated.
10. [14-306] Private street information. Remove note 18. No private streets are proposed on this plat.
Therefore, the note is not required.
11. [Comment] This plat cannot be approved until Engineering grant their approval. VDOT, ARB, Inspections,
E911, ACSA, RWSA and the Health Department have no objection. Their comments have been attached.

County, Virginia.
Dear Ms. Satemye:
On December 7, 2020, the County of Albemarle requested the Virginia Department of Health (via the
Albemarle County Health Department) review the proposed subdivision plat identified above. This letter is to
inform you that the above referenced subdivision plat is approved for individual Onsite Sewage Systems
in accordance with the provisions of the Code of Virginia, the Selvage Handling and Disposal Regulations,
and local ordinances.
This request for subdivision review was submitted pursuant to the provisions of 3 32.1-163.5 of the Code oJ'
Virginia which requires the Health Department to accept private soil evaluations and designs from an
Authorized Onsite Soil Evaluator (ROSE) or a Professional Engineer working in consultation with an AOSE for
residential development. This subdivision was certified as being in compliance with the Board of Ilealth's
ltegulatiorns by: Thomas G. Hogge OSE Ii1940001091. ']'his subdivision approval is issued in reliance
upon that certification.
Pursuant to $ 360 of the Regulations this approval is not an assurance that Sewage Disposal System
Construction Permits will be issued for any lot in the subdivision identified above undess that lot is specifically
identified on the above referenced plat as having an approved site for an onsite sewage disposal system, and
unless all conditions and circumstances are present at the time of application for a pennit as are present at the
time of this approval. This subdivision may contain lots that to do not have approved sites for onsite sewage
systems.
This subdivision approval does pertain to the requirements of local ordinances.

The Department of Transportation, Charlottesville Residency Transportation and Land Use
Section, has reviewed the above referenced plat as submitted by Townes Site Engineering, last
revision dated November 19, 2020, and find it to be generally acceptable.
Please note the roads in this subdivision are not part of the State System.

A VDOT Land Use Permit will be required prior to any work within the right-of-way. The
owner/developer must contact the Charlottesville Residency Transportation and Land Use
Section at (434) 422-9399 for information pertaining to this process.
