Subject: SUB202000140 Glenbrook Phase IIA 115-161 — Final Plat
The County of Albemarle Planning Division will recommend approval of the plat referenced above once the following
comments, and those provided by other Site Review Committee, SRC, members, have been satisfactorily addressed. The
following comments are those that have been identified at this time. Additional comments or conditions may be added or
eliminated based on further review. [Each comment is preceded by the applicable reference to the Albemarle County Code.]
Thank you for addressing previous Planning comments. While the supplemental declaration will need to be reviewed
and approved by the County Attorney's Office prior to plat approval, Planning has these limited comments
regarding the revised plat dated December 17, 2020.
1. [Comment] Residue acreage. The residue acreage for TNT 56K-A2 is listed as 4.699ac on Sheet 1 but 4.700ac on Sheet 2
as well as multiple plats/plans related to the development of Phase IIB. This discrepancy seems to be driven by rounding.
However, this figure will need to be consistent across all plats, plans, and sheets. Please revise accordingly.
2. [14-302(B)(1)] Resubmission. Reminder that revised plats must include the original date of drawing and the revision date(s)
of each subsequent version of the plat.

Based on review of the application plan and SDP201800019, it appears 10 units in the by -right section of Glenbrook
not subject to the rezoning were included in affordable housing calculations. That includes the parcels listed below. I
would like the applicant to confirm that is their understanding as well.

The 35-unit by -right credit is only for the purpose of Proffer 5. They are still counted towards the 15% calculation
per Proffer 6.
6. Affordable Housing,
The Owner shall provide affordable housing equal to fifteen percent (15%) of the total number
residential units constructed on the Property. For example, if one hundred (100) total units are
constructed in the Project, fifteen (15) units, or their equivalent, are rcquircd to satisfy this Proffer 6.

In accordance with the provisions of Z.O. 14-229 of the County Code, if the applicant fails to submit a revised plat to address all
of the requirements within six (6) months after the date of this letter, the application shall be deemed to have been voluntarily
withdrawn by the applicant.
