The permitted uses of the Property are provided in Section 22 of Chapter 18 of the Albemarle County Code ("Zoning Ordinance"). The Property is subject to the Airport Impact and Steep Slopes Overlay Districts described in Section 30 of the Zoning Ordinance. • The adjacent properties are zoned as follows North: Residential, R-10 & R-4; South: Residential, R-10; East: Residential, R-10; West: Residential, R-10. • The Property has been developed as a skilled nursing facility permitted by Special Use Permit (SP) in the C-1 zoning district. The Property currently being used as a health and rehabilitation facility is considered a conforming use. SP1976-060 was approved on October 6, 1976. • The Property has been approved and built with a Site Development Plan, SDP-118, and has been amended most recently with SDP2009-071. • There are no applications for a special use permit, zoning map amendment, special exception, or variance pending approval on the Property. • In the event of a casualty, in whole or in part, the structure located on the Property may be built in its current form subject to the approval of a building permit and applicable site plans and building code. • This office has no record of any open building or zoning violations for the Property. This office does not keep track of Fire Code violations.
