To Whom it May Concern:
In response to a request for a Letter of Zoning Compliance for the above -referenced Property,
please be advised of the following:
• The Property is zoned Commercial, C-1. The permitted uses of the Property are
provided in Section 22 of Chapter 18 of the Albemarle County Code ("Zoning
Ordinance"). The Property is subject to the Entrance Corridor Overlay District (EC) and
the Steep Slopes Overlay Districts as described in Section 30 of the Zoning Ordinance.
• The Property has an approved Initial Site Development Plan, SDP2020-00065, approved
12/3/2020. The Property also has a Final Site Development Plan currently under review,
SDP2021-00001.
• There is one pending application for a special use permit, SP2020-00005 and one
pending application for a special exception, SE2021-00002 on the Property. There are
no applications for a zoning map amendment, or variance pending approval on the
Property.
• This office has no record of any open zoning violations for the Property.
• Copies of any relevant records may be obtained via the noted links or by using the
Community Development Department Records Public Access link below. If unable to
find the records then a request through the department's Records Manager, Paul
Bjornsen, at pbiornsen(a)albemarle.oro may be made. If the request is not based in
Virginia, it will take longer to fulfill.
