the setback note on sheet 2 to match the text from my letter. Please also remove the dashed
setback lines drawn on TMP 62A2-00-OM-10.

make sure the decision was based on Northfields and not Redfields.

boundary line adjustment meets the standards of the subdivision and zoning
ordinances. Boundary line adjustments that meet these ordinance requirements are
entitled to County approval. County staff reviewed the plat for compliance with

As you mentioned in your email, the land is not owned by the County or the Redfields
HOA. It has remained under the ownership of the original developer since it was
subdivided in 1962. Though the County is not responsible for enforcing private
restrictive covenants, you (or other neighbors) are certainly free to do so, if you believe
that any private covenant(s) is/are being violated. In short, as long as the application
meets all ordinance requirements, any remaining disputes would be a private matter.
The process that has taken place is as follows:
• Application was submitted to the County for review on 2/10/2020.
• County staff reviewed the plat for compliance with applicable regulations
contained in the Subdivision Ordinance and Zoning Ordinance.
• An official comment letter was sent to the applicants on 4/2/2020 identifying
the necessary revisions to comply with the Ordinances.
• The applicants sent a revised plat to staff on 4/9/2020 with the revisions which
staff reviewed. There were still some issues with the plat, so a new comment
letter was sent on 4/9/2020.
• Applicants sent a revised plat on 4/10/2020, and staff reviewed this and staff
confirmed that all necessary revisions had been made.
• The applicants submitted copies of the plat signed by both owners, and this plat
was approved by the County yesterday 4/23/2020.
• It is now up to the property owners to take the plat to the Clerk's office to have
it recorded, which will make the boundary line adjustment official.

I would like to request information about Project SUB202000025. I understand
that the current property owner (Susan Stone Reppert) of 62A2-OM-10 has asked
that she be able to add .09 acres from the adjoining lot (062A2-00-OM-
010AO). This property is still listed as belonging to Virginia Land, Charles Hurt,
but this property was specified as common area for the Northfield neighborhood
in the original subdivision map. I know that Dr. Hurt tried to build on this
property once but he was stopped because it was not his property on which to
build. I am wondering what the recommendation by the County will be and
whether the County has any authority to deal with this matter. It seem that only
the Northfield Neighborhood Association would have authority to make this
decision. I understand that the property owner had both lots adjoining the
common area but did not sell them together so was left with a lot that was too
small on which to build.
Please let me know what the details and status of this request are and what the
schedule for this proposal will be.

First, I apologize for the error— I meant to say the Northfields HOA and not Redfields.
The original plat that created the lot had a note on it which referred to the property as a "recreation area." The
developer voluntarily put that note on the plat. It was not a requirement of the County Subdivision or Zoning
Ordinances to designate that parcel as a recreation area.
The property was also never conveyed to an HOA. As I mentioned earlier, if the property owners of Northfields think
that the boundary line adjustment violates some private restrictive covenants, that it a private matter between the
property owners. The County does not enforce private covenants. As long as the application meets all of the County's
Ordinance requirements, we are required by State law to approve the plat.

I have a further question. Who signed the new plat. Though Mr Hurt owns it, he does not have a right to change the
boundary. It was designated as common land so it does violate subdivision ordinance. What body approved this
change? How can the county do this? It seems that the county has overstepped its authority.

Thank you for contacting me with your questions and concerns related to this subdivision plat application.
This application was submitted by the property owners and it is proposing to add 0.09 acres to TMP 062A2000M01000
so that the property meets the minimum acreage requirement from the County's Zoning Ordinance to build a single
family house. The Zoning Ordinance requires the property to be a minimum of 21,780 sq. ft. Adding the additional
acreage will make it 22,215 sq. ft. The property that is giving up the 0.09 acres, which is commonly referred to as the
"recreation area" lot, is going to remain undeveloped.

Thank you for the information. When is the hearing on this proposal?
How is this move justified to take land away from a conservation area for individual gain? If this proposal is approved,
this is a terrible precedent that would be set by the county and open the door for anyone to do the same with
conservation land. Is this land (Lot 10, conservation green space) owned by the county or the community association?
Also, I've reached out to our community association to find out what covenants are set on that land. Additionally, you
may want to also double check the restrictions on that land that are listed in the deed of the adjacent property at 2716
Northfield Road.

additional 0.09 acres to TMP 062A2000M01000 so that the property meets the minimum acreage requirement from
the County's Zoning Ordinance to build a single family house. The Zoning Ordinance requires the property to be a
minimum of 21,780 sq. ft. Adding the additional acreage will make it 22,215 sq. ft. The property that is giving up the
0.09 acres is going to remain undeveloped.

How is this move justified to take land away from a conservation area for individual gain? If this proposal is approved,
this is a terrible precedent that would be set by the county and open the door for anyone to do the same with
conservation land. Is this land (Lot 10, conservation green space) owned by the county or the community association?
Also, I've reached out to our community association to find out what covenants are set on that land. Additionally, you
may want to also double check the restrictions on that land that are listed in the deed of the adjacent property at 2716
Northfield Road.

As you mentioned, it appears that the reason the owners of Lot 10 and Lot 10A (known as the recreation area
lot) have submitted this boundary line adjustment (BLA) application to the County for review is so that Lot 10
can gain some acreage in order to meet the minimum lot size standards required by the County Zoning
Ordinance. The Zoning Ordinance requires Lot 10 to be a minimum of 21,780 sq. ft. Adding the additional 0.09
acres as shown on the plat will enlarge Lot 10 to 22,215 sq. ft.
The original plat which created Lot 10A included a note referring to it as a "recreation area" lot. However,
according to research that I conducted with the assistance of the County Attorney, it was never a requirement of
the County's Subdivision Ordinance or Zoning Ordinance for that parcel to be used strictly as open space or
recreation activities. The developer voluntarily added that note on their own accord. The recreation area lot has
remained under ownership of the original developer since it was platted in 1962.Ownership of that parcel has
not been transferred to a homeowners association or other entity.
Therefore, the County does not have any regulatory standing to prohibit boundary adjustments to that property,
provided that all applicable Code sections from the current Subdivision and Zoning Ordinances are met. Any
disputes between property owners in Northfields and the applicants about this proposal would be a private
matter that would need to be handled in the court system.
The process for approval of the BLA plat is as follows:
• Application was submitted to the County for review on 2/10/2020.

Thank you for contacting me with your questions and concerns related to this subdivision plat application.
As you mentioned, it appears that the reason the owners of Lot 10 and Lot 10A (known as the recreation area lot) have
submitted this boundary line adjustment (BLA) application to the County for review is so that Lot 10 can gain some
acreage in order to meet the minimum lot size standards required by the County Zoning Ordinance. The Zoning
Ordinance requires Lot 10 to be a minimum of 21,780 sq. ft. Adding the additional 0.09 acres as shown on the plat will
enlarge Lot 10 to 22,215 sq. ft.
The original plat that created Lot 10A included a note referring to it as a "recreation area" lot. However, according to
research that I conducted with the assistance of the County Attorney, it was never a requirement of the County's
Subdivision Ordinance or Zoning Ordinance for that parcel to be used strictly for open space or recreation. The
developer voluntarily added that note on their own accord. Therefore, the County does not have any regulatory
standing to prohibit boundary adjustments to that property, provided that all applicable Code sections from the current
Subdivision and Zoning Ordinances are met.
The recreation area lot has remained under ownership of the original developer since it was platted in 1962.Ownership
of that parcel has not been transferred to a homeowners association or other entity. Any disputes between property
owners in Northfields and the applicants about this proposal would be a private matter that would need to be handled
in the court system.
The process for approval of the BLA plat is as follows:
• Application was submitted to the County for review on 2/10/2020.
• County staff reviewed the plat for compliance with applicable regulations contained in the Subdivision
Ordinance and Zoning Ordinance.
• An official comment letter was sent to the applicants on 4/2/2020 identifying the necessary revisions to comply
with the Ordinances.
• The applicants sent a revised plat to staff on 4/9/2020 with the revisions which staff reviewed. There were still
some issues with the plat, so a new comment letter was sent on 4/9/2020.
• Applicants sent a revised plat on 4/10/2020, and staff reviewed this and confirmed that all necessary revisions
had been made.
• It is now up to the applicants to send in hard copies of the plat with notarized owner signatures, which the
County will then sign and approve.

Thank you for reaching out regarding this proposal. My understanding is that the property owners want to add the
additional 0.09 acres to TMP 062A2000M01000 so that the property meets the minimum acreage requirement from the
County's Zoning Ordinance to build a single family house. The Zoning Ordinance requires the property to be a minimum
of 21,780 sq. ft. Adding the additional acreage will make it 22,215 sq. ft. The property that is giving up the 0.09 acres is
going to remain undeveloped.
I am not sure about the water main work, it's possible that the Albemarle County Service Authority (ACSA) is just doing
some upgrade work. It's also possible that they may be preparing a tap line for this property. If you'd like I can give you
contact information for an ACSA staff person that could better answer that question.

Thanks for your messages and the extra research. If the Board of Supervisors did not place any
conditions on the approval of this subdivision back in 1961, you should review the current boundary line
adjustment solely on the current ordinance. If the current application meets the current ordinance requirements,
there would be no reason for disapproval. However, as we discussed, I'd suggest notifying the neighbors of this
application in the event they'd like to pursue any applicable private covenants (outside the County's scope of

Per our discussion earlier, I have pulled the May 17, 1961 minutes. The discussion of this plat takes place midway down
on the first page. Like the November minutes, they are very basic and do not specify that the BOS approval was
contingent upon any conditions related to the recreation area.

The TMPs are 062A2-00-OM-010AO (recreation area lot) and 062A2-00-OM-01000 (the well lot).
I also found the minutes from the November 16, 1961 Board meeting where the BOS approved the plat. See the
attachment, page 2. There is no record that the Board did/did not approve the recreation area as a condition of the
plat. In the absence of such a record, should we assume that it was or was not a condition?
I also found that this plat appears to be recorded twice, in DB 376, pgs. 186-190 and DB 368, pgs.430-436. I'm having a
hard time figuring that one out.

Sadly we don't have a file for the original 1960 plat.
But, I did some more digging in that 1994 sub file, and I found the attachment above. I must've seen I the DB 358,
pages 465468 somewhere in the staff report I sent previously. The attachment also lists that as the recorded
instrument number. This was a deed of transfer for Lot 10, the "Well Lot," from ACSA to the original developer, Dr.
Hurt. It has some restrictions/covenants about what can be done on the Well Lot, but it doesn't mention the recreation
area lot. It says the Well Lot can be developed for a single family residential use/structure, but it has a minimum
distance requirement for any new buildings from the property lines. I suspect that is why this BLA has been submitted
to us.
Nonetheless, the plat in the attachment is the one recorded in 1960, and I see no notes or anything imposing conditions
on the recreation area parcel. The actual plat you referenced in DB 376, page 186 doesn't have any notes or conditions
regarding the recreation area.
Dr. Hurt still owns the recreation area land, and Lot 10 "Well Lot" was sold to a different owner by Dr. Hurt.

I've got an interesting BLA plat in review right now to add some acreage to a parcel in the Northfields subdivision. The
plat is taking some acreage from an adjacent parcel that was labeled as a "recreation area" on the original plat that
created it (DB 358, pages 465-468).
In 1994, a preliminary plat was submitted to us that proposed to subdivide the recreation area lot into three parcels for
residential development. The 1994 plat, SUB199400053, was sent to the Planning Commission by staff because I believe
the Ordinance required PC approval of all subdivisions at the time. See the attachment titled "SUB199400053 PC Staff
Report." The PC recommended approval of the preliminary plat with a condition that it would first need to go to the BOS
to have them vacate the words "recreation area" before being subdivided. See the attachment titled "SUB199400053
PC Action Letter." This never happened because the applicant ended up withdrawing the plat, see the attached
withdrawal request.
Based on the PC staff report, it appears that a "Mr. Trank" used to be one of the County's Attorneys. On the first two
pages, he is advising members of the Commission that the County did not have the authority to make a determination
about whether it was appropriate to vacate the words recreation area. I surmise this was because our Ordinance back
then did not require recreation areas, and that the original plat voluntarily labeled the parcel as a recreation area. I am
not 100% certain of this, but it seems that the recreation area had no ties to County Code requirements and was just
something the original developer chose to do. Any disputes about the validity of it being a recreation area would be a
private matter between the developer and residents who own parcels in Northfields. On page 26 of the staff report, it
seems to indicate that there was zoning ordinance at the time the original plat was recorded. The developer states that
he did, in fact, voluntarily put the recreation area on the lot.

Now, it does appear that there was a deed restriction in the original deeds that sold residential lots in
Northfields. According to the letters from adjoining owners that are attached to the staff report (see page 20 of the
report), there was some master deed that the developer recorded granting rights to the Northfields HOA to determine
whether lots in the subdivision could be further divided. Looks like this was recorded in DB 352, page 232. Again, this
seems to be a private matter, and not in the purview of the County to get involved in.
I am unaware of any current Subdivision or Zoning Ordinance requirements that require Northfields to have open
space/recreation areas. It is zoned R2 Residential. I have found no regulations under Section 18-4.7 that would require
the recreation area to remain as open space. I have found no regulations under Section 18-4.16 that require there to be
outdoor recreation areas and amenities in Northfields. It does not exceed the density threshold for requiring outdoor
recreation.
My question is: do you see any issues with us administratively approving a BLA that moves land from the recreation are
parcel to an adjoining lot?

Thanks Charles, I just sent an invite for Monday from 2-2:30. Here is the write-up but don't worry if you can't get to it
ahead of time.
This plat (attached) was submitted last month. It is proposing to move 0.09 acres from an undeveloped parcel, known as
the "Recreation Area" lot, to an adjacent parcel known as "Lot 10" or the "Well Lot." The recreation area lot is simply an
undeveloped property, it has no formal recreational amenities on it. The term "well lot" comes from the fact that ACSA
used to own that parcel because it was going to be a community well on it (public water wasn't available when the lots
were platted, but Northfields now has public water and sewer). ACSA sold the lot to a private owner decades ago, and
the deed for the parcel says it can be developed for a single family home. The recreation area lot has never been sold by
the original developer; it's never been conveyed to the Northfields HOA or any other private owner.
Northfields is a very old subdivision that was platted in the 1950s and 1960s. When the two subject parcels were
platted, the surveyor and developer voluntarily put the label "recreation area" label on the one parcel. This was not
done to meet any County Code requirements, and it was not put on the plat as a condition of the County's approval of
the plat. It was not intended to be a public open space/recreation area. Andy Herrick and I have spent many hours
researching and verifying this through numerous sources like Board minutes and subdivision files.
Northfields is not required by current County Code to have actual open space or recreation areas under our current
Subdivision and Zoning Ordinances. I have triple checked this and verified with the County Attorney.
So why am I bringing this to your attention? When the application came in, Bill remembered that in the past, we have
had applications proposing to do stuff to recreation area parcels in Northfields. There's actually two or three of them
throughout the whole subdivision.
In 1994, an application was submitted proposing to subdivide the recreation area parcel that is the subject of my
application. The owner wanted to create three new lots for single family detached homes. According to materials in the
application file, some neighbors opposed the subdivision proposal. They were arguing that they had the right to expect
the recreation area lot to never been used for purposes other than "recreation" At the time, the County made the
determination that this question was outside of our purview; it was a private disagreement and the County had no stake
in the question about use of the recreation area lot. The 1994 plat was never approved because the applicant voluntarily
withdrew it. We suspect this was because of the neighbors' opposition.
Andy Herrick has advised me that we can process, review, and approve the BLA application so long as it meets all current
County code requirements. There are a few changes they need to make, but the bottom line is that it is possible to
approve this BLA. We were originally worried that there was some sort of condition put on the original plat restricting
use of the recreation area lot. But we have found no evidence of this (we being me and Andy Herrick).
That said, Andy thinks we should send a notification to adjacent owners informing them of what is proposed just for FYI
purposes. The notification would state that any objections that Northfields residents may have is entirely a private
matter between them and the lot owners. The County would no involvement because our Ordinance allows for this BLA
to happen provided the applicant addresses any technical errors (like notes on the plat, for example).

I ran Andy's suggestion about the notification by the team in our second set of eyes meeting earlier today. Our standard
process does not have us notifying adjacent owners for BLA applications. We have no Code regulations requiring us to
notify adjacent owners for BLA's. Bill & Megan's opinion is that we should not send any notices to adjacent owners on
this one since there is no actual issue with approval of the BLA provided technical errors are addressed. Such a
notification may cause confusion about the County's role/ability to prevent this BLA from taking place. Frankly, it may
stir the pot when there is nothing we can really do.
Personally, I agree with Bill & Megan that this may create a larger problem than necessary. They said I should verify with
you what we should do.

Hi Andy,
I've got an interesting BLA plat in review right now to add some acreage to a parcel in the Northfields subdivision. The
plat is taking some acreage from an adjacent parcel that was labeled as a "recreation area" on the original plat that
created it (DB 358, pages 465-468).
In 1994, a preliminary plat was submitted to us that proposed to subdivide the recreation area lot into three parcels for
residential development. The 1994 plat, SUB199400053, was sent to the Planning Commission by staff because I believe
the Ordinance required PC approval of all subdivisions at the time. See the attachment titled "5UB199400053 PC Staff
Report." The PC recommended approval of the preliminary plat with a condition that it would first need to go to the BOS
to have them vacate the words "recreation area" before being subdivided. See the attachment titled "SUB199400053
PC Action Letter." This never happened because the applicant ended up withdrawing the plat, see the attached
withdrawal request.
Based on the PC staff report, it appears that a "Mr. Trank" used to be one of the County's Attorneys. On the first two
pages, he is advising members of the Commission that the County did not have the authority to make a determination
about whether it was appropriate to vacate the words recreation area. I surmise this was because our Ordinance back
then did not require recreation areas, and that the original plat voluntarily labeled the parcel as a recreation area. I am
not 100% certain of this, but it seems that the recreation area had no ties to County Code requirements and was just
something the original developer chose to do. Any disputes about the validity of it being a recreation area would be a
private matter between the developer and residents who own parcels in Northfields. On page 26 of the staff report, it
seems to indicate that there was zoning ordinance at the time the original plat was recorded. The developer states that
he did, in fact, voluntarily put the recreation area on the lot.
Now, it does appear that there was a deed restriction in the original deeds that sold residential lots in
Northfields. According to the letters from adjoining owners that are attached to the staff report (see page 20 of the
report), there was some master deed that the developer recorded granting rights to the Northfields HOA to determine
whether lots in the subdivision could be further divided. Looks like this was recorded in DB 352, page 232. Again, this
seems to be a private matter, and not in the purview of the County to get involved in.
I am unaware of any current Subdivision or Zoning Ordinance requirements that require Northfields to have open
space/recreation areas. It is zoned R2 Residential. I have found no regulations under Section 18-4.7 that would require
the recreation area to remain as open space. I have found no regulations under Section 18-4.16 that require there to be
outdoor recreation areas and amenities in Northfields. It does not exceed the density threshold for requiring outdoor
recreation.
My question is: do you see any issues with us administratively approving a BLA that moves land from the recreation are
parcel to an adjoining lot?

I also found the minutes from the November 16, 1961 Board meeting where the BOS approved the plat. See the
attachment, page 2. There is no record that the Board did/did not approve the recreation area as a condition of the
plat. In the absence of such a record, should we assume that it was or was not a condition?
I also found that this plat appears to be recorded twice, in DB 376, pgs. 186-190 and DB 368, pgs.430-436. I'm having a
hard time figuring that one out.

Sadly we don't have a file for the original 1960 plat.
But, I did some more digging in that 1994 sub file, and I found the attachment above. I must've seen I the DB 358,
pages 465468 somewhere in the staff report I sent previously. The attachment also lists that as the recorded
instrument number. This was a deed of transfer for Lot 10, the "Well Lot," from ACSA to the original developer, Dr.
Hurt. It has some restrictions/covenants about what can be done on the Well Lot, but it doesn't mention the recreation
area lot. It says the Well Lot can be developed for a single family residential use/structure, but it has a minimum

distance requirement for any new buildings from the property lines. I suspect that is why this BLA has been submitted
to us.
Nonetheless, the plat in the attachment is the one recorded in 1960, and I see no notes or anything imposing conditions

But, I did some more digging in that 1994 sub file, and I found the attachment above. I must've seen I the DB 358,
pages 465-468 somewhere in the staff report I sent previously. The attachment also lists that as the recorded
instrument number. This was a deed of transfer for Lot 10, the "Well Lot," from ACSA to the original developer, Dr.
Hurt. It has some restrictions/covenants about what can be done on the Well Lot, but it doesn't mention the recreation
area lot. It says the Well Lot can be developed for a single family residential use/structure, but it has a minimum
distance requirement for any new buildings from the property lines. I suspect that is why this BLA has been submitted
to us.
Nonetheless, the plat in the attachment is the one recorded in 1960, and I see no notes or anything imposing conditions
on the recreation area parcel. The actual plat you referenced in DB 376, page 186 doesn't have any notes or conditions
regarding the recreation area.
Dr. Hurt still owns the recreation area land, and Lot 10 "Well Lot" was sold to a different owner by Dr. Hurt.
If both of them sign the BLA (as required by our Ordinance), does this mean we're okay with the BLA?

residential development. The 1994 plat, SUB199400053, was sent to the Planning Commission by staff because I believe

Report." The PC recommended approval of the preliminary plat with a condition that it would first need to go to the BOS
to have them vacate the words "recreation area" before being subdivided. See the attachment titled "SUB199400053
PC Action Letter." This never happened because the applicant ended up withdrawing the plat, see the attached
withdrawal request.
Based on the PC staff report, it appears that a "Mr. Trank" used to be one of the County's Attorneys. On the first two
pages, he is advising members of the Commission that the County did not have the authority to make a determination
about whether it was appropriate to vacate the words recreation area. I surmise this was because our Ordinance back
then did not require recreation areas, and that the original plat voluntarily labeled the parcel as a recreation area. I am
not 100% certain of this, but it seems that the recreation area had no ties to County Code requirements and was just
something the original developer chose to do. Any disputes about the validity of it being a recreation area would be a
private matter between the developer and residents who own parcels in Northfields. On page 26 of the staff report, it
seems to indicate that there was zoning ordinance at the time the original plat was recorded. The developer states that
he did, in fact, voluntarily put the recreation area on the lot.
Now, it does appear that there was a deed restriction in the original deeds that sold residential lots in
Northfields. According to the letters from adjoining owners that are attached to the staff report (see page 20 of the
report), there was some master deed that the developer recorded granting rights to the Northfields HOA to determine
whether lots in the subdivision could be further divided. Looks like this was recorded in DB 352, page 232. Again, this
seems to be a private matter, and not in the purview of the County to get involved in.
I am unaware of any current Subdivision or Zoning Ordinance requirements that require Northfields to have open
space/recreation areas. It is zoned R2 Residential. I have found no regulations under Section 18-4.7 that would require
the recreation area to remain as open space. I have found no regulations under Section 18-4.16 that require there to be
outdoor recreation areas and amenities in Northfields. It does not exceed the density threshold for requiring outdoor

I have been assigned as the lead planner managing the review of the boundary line adjustment plat application that your
office submitted for review for Lot 10 in the Northfields subdivision. I was hoping to get some information as to why the
property owners are seeking to enlarge Lot 10, simply so I know who else I should send the plat to for review.
I did some digging into the history of Lot 10 and came across DB 469 pages 572-576. On page 573 of that instrument, it
appears that the "water supply or well lot" (also known as Lot 10 or TMP 062A2-00-OM-01000) was conveyed to the
Albemarle County Service Authority in a plat and deed recorded in recorded instrument DB 358 pages 465-468.
Since ACSA appears to have had some stake in TMP 062A2-00-OM-01000 at some point, I am going to forward this to
them. However, the parcel that is losing acreage on your plat, also known as TMP 062A2-00-OM-010A0 or the
"recreation area" in Block M, Section 4 of Northfields is still owned by Charles Hurt. There may be a minimum acreage
requirement for recreation parcels/areas in Northfields, so I am just trying to verify what exactly the reason is for this
BLA plat. I may need to send it for review with my colleagues in the Zoning Division.

If the sender can't fix the problem by modifying their message, contact the recipient's

their list of allowed senders.

that only the recipient's email admin can fix this problem. Unfortunately, Office 365

Hi Melody,
I have been assigned as the lead planner managing the review of the boundary line adjustment plat application that your
office submitted for review for Lot 10 in the Northfields subdivision. I was hoping to get some information as to why the
property owners are seeking to enlarge Lot 10, simply so I know who else I should send the plat to for review.
I did some digging into the history of Lot 10 and came across DB 469 pages 572-576. On page 573 of that instrument, it
appears that the "water supply or well lot" (also known as Lot 10 or TMP 062A2-00-OM-01000) was conveyed to the
Albemarle County Service Authority in a plat and deed recorded in recorded instrument DB 358 pages 465-468.
Since ACSA appears to have had some stake in TMP 062A2-00-OM-01000 at some point, I am going to forward this to
them. However, the parcel that is losing acreage on your plat, also known as TMP 062A2-00-OM-010A0 or the
"recreation area" in Block M, Section 4 of Northfields is still owned by Charles Hurt. There may be a minimum acreage
requirement for recreation parcels/areas in Northfields, so I am just trying to verify what exactly the reason is for this
BLA plat. I may need to send it for review with my colleagues in the Zoning Division.
