HomeMy WebLinkAboutSUB202000209 Review Comments Final Plat 2021-01-14z County of Albemarle Department of Community Development 401 McIntire Road, Charlottesville, VA, 22902 434-296-5832 Memorandum To: Tim Miller From: Christopher Perez, Senior Planner Division: Planning Date: January 14, 2021 Subject: SUB202000209 Earlysville Business Park- Easement Plat The County of Albemarle Planning Division will grant or recommend approval of the Easement Plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] 1. [14-208.2, 14-302(A), 14-302(B), 14-303] Easement plat. Remove sheet 1 and sheet 2 from the plat, as this action has already taken place with the last plat that was approved and recorded (SUB2018-40). Instead relocate all pertinent notes and plat/property information required for an easement plat from sheet 1 to what is now sheet 3. Also, on sheet 3 depict the change in the easement. Label the portion being vacated as "portion of easement hereby vacated". 2. [14-302(A)4] On the plat provide recordation information of the last action that divided the lots and created the public street (SUB2018-40). 3. [Comment] Prior to plat approval Engineering approval is required. Below are Engineering's review comments. Engineering — David James 1. Update the title to reflex only the easements that have changed since the last recording. 2. TMP 03100-00-00-021CO will need to be added to the title. 3. It doesn't appear E30 has changed (according to table). 4. Anew SWM Deed of Dedication & Easement will need to be recorded prior to approval. This will be prepared when the plat is ready for approval. Staff has provided references to provisions of Chapter 14 of the Code of the County of Albemarle. The Code is kept up to date by the County Attorney's office. The Code may found on the County Attorney's website which may be found under "Departments and Services" at Albemarle.org. In accord with the provisions of Section 14- 229(B) of Chapter 14 of the Code if the developer fails to submit a revised final plat to address all of the requirements within six (6) months after the date of this letter the application shall be deemed to have been voluntarily withdrawn by the developer.
