The owner has requested a special exception to allow up to five guest rooms in the existing home. PROJECT: SE202000024 PROPOSED: Request to increase the number of guest rooms associated with a proposed homestay from two (2) to five (5) guest rooms. ZONING CATEGORY/GENERAL USAGE: R-4 Residential - 4 units/acre SECTION: 18-5.1.480)(1)(iii) COMPREHENSIVE PLAN LAND USE/DENSITY: Neighborhood Density Residential — residential (3 — 6 units/acre) supporting uses such as religious institutions, schools and other small-scale non-residential uses. ENTRANCE CORRIDOR: No LOCATION: 126 Fontana Court TAX MAP/PARCEL: 078EO-00-00-12600 MAGISTERIAL DISTRICT: Rivanna Special exceptions must be acted on by the Board of Supervisors, and may be granted after notice to abutting property owners and upon consideration of the following: i. There is no detriment to any abutting lot ii. There is no harm to public health, safety, or welfare This petition will be reviewed at the ALBEMARLE COUNTY BOARD OF SUPERVISORS MEETING ON WEDNESDAY, FEBRUARY 17, 2021 Please be advised that due to the Covid-19 pandemic and efforts to maintain recommended social distancing, this will be a virtual meeting of the Board of Supervisors.
