Additional Comments: This SP will be reviewed for consistency with the Rio29 Small Area Plan. Please note the recommendation for a shared use path along the front of this site (p. 19) Zoning staff would note that with the estimated 10 auto service bays proposed at this location, the required parking of 2 parking spots per bay plus 1 spot per employee. Currently, the site appears to be striped for 24 parking spots, plus the parking spots that will be removed when the service bays are in operation. This will likely not meet the requirements, and additional parking must be located on the site. Additionally, code compliance notes that the minimum parking requirements of 2 spots per service bay plus 1 spot per employee has previously proven insufficient for many auto body shops in the County, leading to illegal parking and storage of vehicles and code violations. The site is within the county's Entrance Corridor and the proposal will be reviewed against the Entrance Corridor Design Guidelines. Approval of a certificate of appropriateness will be required prior to site plan approval.
