This DEED made this 41" day of April 2005, by and between GEORGE H. GILLIAM,
TRUSTEE of the 1720 SEMINOLE TRAIL LAND TRUST under agreement dated March 1,
1995, Grantor of the first part; and PETER H. WRAY, ALLEN P. DAHL, CAROLYN M.
DAHL, THOMAS P. DAHL and KRISTIN F. DAHL, Grantees of the second part, whose address
is 2903 North Augusta Street, Staunton, Virginia 24401;
WITNESSETH:
That for and in consideration of the sum of ONE MILLION TWO HUNDRED FIFTY
THOUSAND AND 00/100 DOLLARS ($1,250,000.00), cash in hand paid, the receipt of which is
hereby acknowledged, the Grantor, does hereby GRANT, BARGAIN, SELL and CONVEY with
SPECIAL WARRANTY OF TITLE a twenty-five percent (25%) undivided interest unto Peter H.
Wray; an eighteen and three-quarters percent (18.75%) undivided interest unto Allen P. Dahl; an
eighteen and three-quarters percent (18.75%) undivided interest unto Carolyn M. Dahl; an eighteen
and three-quarters percent (18.75%) undivided interest unto Thomas P. Dahl; and an eighteen and
three-quarters percent (18.75%) undivided interest unto Kristin F. Dahl, to be held as tenants in
common the following described real property:
All that certain lot or parcel of land, with improvements thereon and appurtenances thereto
pertaining, situated on U.S. Route 29 in Albemarle County, Vi rginia, containing 1.016 acres,
more or less, as more particularly shown on a plat dated February 22, 2005, revised March
17, 2005 prepared by Thomas B. Lincoln Land Surveyro, Inc. attached hereto and recorded
herewith in the Clerk's Office of the Circuit Court of Albemarle County, Virginia; BEING
the same property conveyed to the Grantor herein named by deed from G. Walton Lindsay,
dated March 24, 1995of record in the Clerk's Office of the Circuit Court of Albemarle
County, Virginia in Deed Book 1467, page 607.
This conveyance is subject to any easements, conditions, restrictions, and reservations
contained in duly recorded deeds, plats and other instruments constituting constructive notice in
the chain of title to the property hereby conveyed, which have not expired by limitation of time
contained therein or have not otherwise become ineffective and any lien, inchoate or otherwi se for
real estate taxes and assessments not yet due and payable.
