RE: ARB-2020-128: Ivy Proper— Preliminary— Digital (TMP: 058A2-00-00-01400)
Dear Mr. Philips,
The Albemarle County Architectural Review Board, at its meeting on Tuesday, January 19, 2021,
completed a preliminary review of the above -noted request to construct a 6,500-sf office building
and associated site improvements on approximately.87 acres. The Board offered the following
comments for the benefit of the applicant's next submittal. Please note that the following comments
are those that have been identified at this time. Additional comments may be added or eliminated
based on further review and changes to the plan.
1. Provide samples for all proposed colors.
2. Provide versions of the perspective renderings without street trees.
3. Consider revising the Arctic White building color to a more muted, earth -tone color.
4. Add notations to the line drawing elevations to clarify the distribution of windows and other
materials.
5. Consider adding elements in the gable ends of the building.
6. Provide specifications on the proposed window glass. Provide samples, if tinted glass is
proposed.
7. Add the standard window glass to the architectural drawings.
8. Show the location of mechanical equipment (building and ground mounted) on the site and
architectural plans and show how it will be screened from the EC.
9. Revise the color (Arctic White) proposed for the dumpster enclosure to a more muted, earth -
tone color.
10. Include the standard mechanical equipment note on the architectural plans.
11. Provide a lighting plan with the next submittal.
12. Provide a complete landscape plan addressing all initial site plan comments with the next
submittal.
13. Revise the proposed retaining wall color to a muted, earth -tone color that will help integrate
the walls into the site.
14. Provide landscaping at the base of the visible retaining walls to integrate them into the site.
15. Further refine the detail between wall and roof edge and consider it within the context of the
roof pitch.

Revised drawings addressing the comments listed above are required. Include updated ARB
revision dates on each drawing. Please provide a memo including detailed responses indicating how
each comment has been addressed. If changes other than those requested have been made,
identify those changes in the memo also. Highlighting the changes in the drawing with "clouding" or
by other means will facilitate review and approval.
