Design Focused Engineering January 22, 2021 Megan Nedostup Principal Planner County of Albemarle Department of Community Development 401 McIntire Road, North Wing Charlottesville, Virginia 22902 RE: Response Letter #1 for SDP2019-064 Proffit Road Townhomes South Dear Megan, Thank you for your review of the initial site plan for Proffit Road Townhomes South. This letter contains responses to County comments dated December I r 2019. Our responses are as follows: 1. The front maximum setback is listed incorrectly on the cover sheet. The maximum front setback for RI is 25 feet. Revise_ The front maximum setback has been fixed. 2. List the building separation requirement of 10 feet. The minimum building separation is now listed under the setbacks section. 3. The Land Use schedule needs a number of revisions: a. The open space listed on one location state 51,717 sf, then is listed as 7,000 sf below. Open space has a definition and it's unclear if there are elements being counted as open space that are permitted as open space under the definition. Comment received. This has been clarified to distinguish between open space and recreation area provided for the site. b. The percentages and square feet calculations don't seem Douhlc check the math. The amounts provided do not seem to add up Comment received. The land use schedule has been adjusted to remove the impervious total for clarification. 4. The number of parking spaces listed does not meet the requirements of the ordinance. 2.25 spaces are required for each unit, which Is 90 total required spaces. Revise to meet the requirements. RESPONSE: While the exact number of units with garages has not been determined, the total 90 required spaces will be reached with a mix of driveway parking, off-street parking, and unit garages. 5. Label the area between the emergency access and the main entrance. Will this be open space? Yes, this area will be open space. Please see the site plan for the labeling. 6. Sidewalk connections are needed from the public sidewalks to the front of the units for pedestrian access Sidewalk connections are now provided from the sidewalks to the front of units. 912 E. There is only a landscape strip and pedestrian access is needed. RESPONSE: A CG-12 has been added on the sidewalk on road C which allows accessibility from Private Road A Sidewalk to Private Road C Sidewalk. 8. Will ramps be provided for the corners of the blocks on the sidewalks for ADA access? Show ramps. RESPONSE: CG12s have been provided with this submission. 9. Label the materials for the sidewalks and paths. RESPONSE: Sidewalks will be concrete. A note indicating the material has been added to the plan. 10. Will lighting be provided? If so, a lighting plan that meets the requirements of the ordinance needs to be provided with the final site plan. RESPONSE: No, the developer will not be proposing any site lighting. 11. If the tot lot will contain the equipment required in the ordinance provide a note on the plan that states that tot lot equipment will be provided in accordance with 4.16. RESPONSE: A note has been added to the cover sheet under "Recreation Area." 12. Easements will be required for sidewalk and planting strips that are contained in the lots and not within the right of way. RESPONSE: Comment received. Lot lines have been revised and sidewalks/planting strips are now within the right-of-way.
