Design Focused Engineering January 21, 2021 Shawn Maddox County of Albemarle Department of Community Development 401 McIntire Road, North Wing Charlottesville, Virginia 22902 RE: Response Letter #1 for SDP202000045 999 Rio Road Initial Site Plan Submittal Dear Shawn, Thank you for your review of the initial site plan for 999 Rio Road. This letter contains responses to County comments dated July 22, 2020.Our responses are as follows: 1. If the office building will exceed 30' then the travelways must be 26' unobstructed travel width. RESPONSE: The future office building will not exceed 30' in height. 2. If the office building is to be sprinklered then an FDC must be shown and a hydrant located within 100' of the FDC. RESPONSE: Comment received. Fire prevention measures will be provided when the office building is proposed at a future site plan phase. 3. No hydrants are shown on the plan. It would appear multiple hydrants would be needed to meet the hydrant spacing requirements. RESPONSE: Comment received. Hydrants are now shown on the site plan. 4. Does the travel lane that serves units 16 & 17 exceed 150'9 If so a turnaround is required. RESPONSE: The travel lane that serves 16 parking spaces is not to be used for emergency access. A 20' emergency access lane has been provided through the central greenspace to accommodate fire/rescue access and is < 150'. Appropriate signage/bollards will be installed to ensure proper access. 5. Please provide the ISO needed fire flow for the building with the most demand on the site. RESPONSE: The ISO needed fire flow has been provided on the utility plan. 6. Please provide a currently available fire flow for the site. RESPONSE: Comment received. ACSA will be performing a fire flow test within the next week and this information will be provided prior to final site plan approval. 7. A knox box will be required for the office building. A note can be added indicating the requirement. RESPONSE: A knox box will be provided when the office building is proposed as a future site plan phase.
