Below are responses to the comment letter: 2. [14-302 (A)(4)] See Engineering comments below. Please show the private access easements for retaining walls. a. [14-302 (A)(14)] Per Engineering comments, retaining wall easements will be private. Add a note stating the size and acreage of the easements, and who will own and maintain them to Sheet V 1. Response: See note 13 on sheet V l for ownership info. Numbering has been corrected per engineering comment below. b. [14-317] Provide HOA documents indicating ownership and maintenance responsibilities for the retaining walls. Response: HOA documents were submitted on 9-2-20 along with the road plan. I've attached copies here for reference. Engineering has marked this comment as addressed. 3. [14-302 (A)(4), 14-302 (A)(5)] See Engineering comments below. Show and label all temporary construction and grading easements and indicate whether they are public or private in the callouts on Sheet V2. Rev. 1: Comment stands, see Engineering comments below Response: Easements around access road have been updated per the plan. 5. [14-302 (A)(5)] Please indicate whether the new variable width SWM easement is public or private on Sheet V2. a. Public easements will require submittal and review of a deed of easement. Please contact Engineering Division reviewer to confirm that the SWM easement will be public. If so, Engineering will provide a deed of easement template that should be completed and sent in with the next plat submittal. Response: We have requested the deed template from Engineering. 7. [14-302 (A)(15)] Per recorded instrument in DB 5088, pages 605-608, TMP 62-16D is subject to a 50' and 70' wide ingress and egress easement. Show this easement on the plat and add a note stating the names and addresses of the easement holder. State the recorded instrument number in the easement label on SheetV2. Rev. 1: Comment not fully addressed. The plat in DB 875, page 345 identifies TMP 62-16D as "Parcel L" Per the note on that plat, the owners of "Parcels 1-6" will maintain the road in accordance with other recorded maintenance agreements. Some form of note needs to be added to this plat stating that TMP 62-16D is subject to the easements recorded in DB 875, page 345. Response: Revision date added. Engineering Comments: 2. Please show the private access easements for the retaining walls. (Revl) Please correct numbering for upper retaining wall label from (RI-R20) shown to (R21-R26) Response: Numbering corrected. 3. Please show the temporary grading & construction easements. (Rev 1) Acknowledged; adjust dimensions as needed for the E&SC/SWM measures at access road. Response: Easements around access road have been updated per the plan. 6. (Rev 1) Please remove'Future' text from the callouts & naming. These things will exist as soon as the plat is recorded. Response: The only things labeled as future are the lots and rights of way that are not being created with this plat. They are shown for context and to create ties to the easements abutting them. (Rev 1) A SWM deed of dedication will need to be recorded prior to approval. A draft copy will be sent to owner once there are no additional plat comments left to address. Response: Please forward templates as soon as possible. 8. (Rev 1) A drainage easement deed will need to be recorded prior to approval. A draft copy will be sent to owner once there are no additional plat comments left to address. Response: Please forward templates as soon as possible. ACSA Comments: Dedication of ACSA utilities in Belvedere Phase 2B will be required prior to final plat approval. Response: ACSA has approved. Letter attached.
