RE: Momingside Assisted Living
Dear Amelia:
Inasmuch as Morningside indicated they would appeal the opinion of the BZA in
reference to their special use permit application, I would like to submit some comments
for the record. These comments reflect the issues raised by me and other board members
as well as members of the public.
My objection to the off-site sign is its location. I think Mr. Adams, the nearest
neighbor, was quite correct in his assessment of the proposed sign. The place where the
applicant wants to put the sign would have the sign pointing to nowhere. It would by very
proximal to Mr. Adams' property and would certainly adversely alter his view, which is
now one of very nice landscaping.
In addition, the sign would serve very little useful purpose. Most of the traffic on
Old Ivy Road travels from east to west. As such, traffic would pass the entrance before
they could see the sign, thus necessitating them to turn around if they were to rely solely
on the sign for direction. This could create a safety issue.
Morningside has been in business for at least seven years and there is no
indication that anyone, including emergency services, has had difficulty locating it. There
is a Crestwood Drive sign at Old Ivy Road, and a huge University Village sign. Common
sense would dictate that anyone seeking directions would be told to turn at the University
Village sign.
I would not object to an offsite sign that is properly placed and serves a useful
purpose. The proposed location, however, serves no purpose at all and could really
contraindicate the intended use. Can they attach something to the Crestwood Drive street
sign? Something near this sign would be more acceptable.
