To Whom it May Concern:
In response to a request for a Letter of Zoning Compliance for the above -referenced Property,
please be advised of the following:
• The Property is zoned Highway Commercial, HC. The permitted uses of the Property are
provided in Section 24 of Chapter 18 of the Albemarle County Code ("Zoning
Ordinance"). The Property is subject to the Entrance Corridor Overlay District (EC), the
Airport Impact Overlay (AIA) and the Steep Slopes Overlay District as described in
Section 30 of the Zoning Ordinance.
• The Property has an approved Final Site Development Plan, SDP1996-00099, approved
10/3/1996.
• The Property was developed for an office use. The Property also has an approved
Special Use Permit (SP) for a veterinary hospital, SP2020-00010, approved 10/21/2020.
One of the five special use permit conditions states "No overnight boarding use, other
than for those animals under medical care, may take place at the veterinary clinic." Both
uses are permitted on the Property.
• The parking required for the office use is 16 spaces. The parking required for the
veterinary use is 17 spaces. The site appears to have 33 spaces.
• This office has no record of any open zoning violations for the Property.
• Copies of any relevant records may be obtained via the noted links or by using the
Community Development Department Records Public Access link below. If unable to
find the records then a request through the department's Records Manager, Paul
Bjornsen, at pbiornsen(a)albemarle.oro may be made. If the request is not based in
Virginia, it will take longer to fulfill.
