I'm not 100% on how it typically works after signing. If you want me to handle things, just let me know when the plats

Hello Mr. Linke and Ms. Hofmann,
The revised plat, attached here, addresses all of staff's review comments. Please submit at least two copies of the owner
signed and notarized plat to the Community Development Department for County signature approval.
In light of the COVID-19 pandemic, and to protect the health of citizens and employees, please be aware that the
Community Development Office is only open to the public Mondays, Wednesdays, and Fridays from 8:30am to 4pm.
Simply leave the signature plats in the "Incoming" box with a note indicating that they should be directed to me. Please
note that all physical materials are quarantined for at least 36hrs and it can take a few days to coordinate County
signatures. There are only a few people in the office that have the authority to sign plats.
Lastly, as I am often teleworking these days, please let me know when the signature plats have been submitted so I
know to look out for them.

Thank you for providing a draft. Below is the County's suggested rephrasing of the note:
3. In early January 1992 (119192), a subdivision of TMP 65-15 was approved that created a 2.01
acres lot, which was assigned one (1) development right, leaving what was noted as a 324.45-
acre residue with four(4) development rights. In late January 1992 (1122192), a Letter of
Determination was approved and found that TMP 65-15 was four (4) parcels of record, TMP 65-
15, TMP-65-15B, TMP 81-57, and TMP 81-58 and that each parcel had five (5) development
rights. The 2.01 acres were clearly divided from TMP 65-15 (see Deed Book 1208-451) and
retains one (1) development right, which is shown on this plat as "TMP 81-52A', and TMP 65-15
retains four (4) development rights. Currently, TMP 65-15B, TMP 81-57, and TMP 81-58 each
have five (5) development rights.
The New Residue TMP 65-15 (61.79 acres) is assigned one (1) development right, and when
further divided, it shall not consist of more than 2.0 acres. Area X (99.08 acres) is assigned three
(3) development rights, and when further divided, it shall not consist of more than 26.99
acres. There is no intent by this plat to combine or waive any development rights that may exist.

Francis MacCall indicated it would be a good idea to run our proposed revision to Note 3 (based on
County Comment #2 from your letter) by the County before resubmitting the plat (especially to confirm
we had addressed the 31-acre rule to the County's satisfaction).
Therefore, will you please review the proposed revision to Note 3 based on County comment #2 and my
call with MacCall on June 15"', 2020:
3. A 1992 Letter of Determination found that each of the original parcels — TMP 65-15, TMP-65-
15B, TMP 81-57, and TMP 81-58 — each had five (5) development rights. This was prior to that
1992 subdivision of 2.01 acres from TMP 65-15 (see Deed Book 1208-451), such subdivision

X". One (1) development right is allocated to "New Residue TMP 65-15". Current County
requirements of County Code 18-10.3 known as the 31-acre rule" limit the total acreage of new
lots created within development rights to 31 acres and the County requires that the 31 acres be
allocated amongst the development rights for TMP 65-15. Therefore, 2.01 acres have been used
for the 1992 subdivision of 2.01 acres from TMP 65-15 (see Deed Book 1208-451); two (2) acres
are allocated with the one (1) development right allocated to 'New Residue TMP 65-15'; and
26.99 acres are allocated to the three (3)development allocated to 'Area X". There is no intent
by this plat to combine or waive any additional development rights that may exist.

I'm not sure if I should ask you or someone else in Zoning but I have a BLA for SUB202000073 (attached) and in it they
have 5 dwellings (including 4 "cottages") on 2 parcels of land and 3 of the "cottages" will change properties if the BLA is
approved. This being a BLA, I'm not sure what to do about the multiple dwellings/cottages on these parcels. Can Zoning
weigh in? (Note: This plat hits 60-days next Friday so I'm hoping to get comments out soon.)

My impression is that, while the BLA plat that Mariah is reviewing only covers a portion of the property
addressed in the letter you provided, it appears to match the details and overall intent of letter. Unless you

The County received the Airslie BLA plat you submitted last week and I will be the lead reviewer on that plat. I was
looking over proposal and there are a couple of structures that are labeled "cottage". Can you clarify what that label
means?
Are these dwellings? The zoning ordinance defines a dwelling as "...a single unit providing complete, independent living
facilities for one or more persons, including permanent provisions for living, sleeping, eating, cooking and sanitation."
