January 5, 2021 Andrew Baldwin Principal: Core Real Estate, LLC 600 E Water Street, Suite H Charlottesville, VA 22902 Re: Airport Road Sheetz Budget Proposal Charlottesville, VA Mr. Baldwin We are pleased to provide our refined budget proposal for the Landlord portion of site clearing, demolition and erosion control, earthwork and grading, sanitary sewer system, watermain system, storm drainage system, concrete flatwork, and roads and paving portions of the above referenced project based on the layout by Line + Grade Civil Engineering dated 09/09/2020. This quote is based on the current Albemarle Standards and specifications, the Virginia Department of Transportation specifications and standards and the General Notes incorporated into the above referenced plan sheets. We propose to supply all labor, equipment, tools, material and other items necessary to complete, in a timely manner, the items of work as listed below subject to all terms and conditions as listed. CLEARING, DEMOLITION AND EROSION CONTROL We have included the following items of work in our pricing 1. Clearing, demolition and disposal of waste materials as required. Demolition to include existing buildings, existing gravel drive, existing asphalt pavement, and existing concrete sidewalks. 2. Existing building slabs are assumed to have no rebar. If there is rebar discovered in the existing building slabs there will be a price adjustment for disposal of materials. 3. Installation of erosion control items as indicated and maintenance of same while our forces are onsite. 4. One additional Mobilization to convert ponds to biofilter. No Media or underdrain will be installed until all site work has been performed and the site is stabilized and approved by Albemarle County erosion control inspector. 5. Installation of one construction entrance. 6. Permanent and temporary seeding as required. 7. Perimeter 4' Tall orange plastic safety fence w/ Metal Gate. We have not included the following items of work in our pricing: 1. Construction road stabilization or any related work. Should it be required, it can be provided and installed for $35.00/TN. 2. All asbestos abatement and disposal are excluded from proposal. 3. Dust control. Should it be required, it can be provided at $50/HR. 4. Any work related to disconnecting, abandoning, removing, maintaining or connecting onsite utilities. All coordination and connection of utilities to be the responsibility of the owner. 5. Maintenance of silt controls and removal thereof after our forces have left the site. 7. VDOT Land Use Permits, surety bonds or any related work. 8. Sodding, landscaping or any related work. 9. Permits, fees or any other regulatory costs required for project construction. 10. Temporary site fencing or chain link fence or any related work. SITE GRADING We have included the following items of work in our pricing: 1. Stripping topsoil as required and stockpiling onsite for re -spreading at a later date. 2. Onsite cut to fill allowance of approximately 6,300 CY, with 1700 CY of excess material. 3. Fine grading for roadway and parking areas to +/-1" of subgrade elevation in preparation for placement of roadway aggregate as indicated on attached exhibit. Site grading will be to 14" below finished grade +/-1". Site grading will be within 6" of finish grade in grass areas +/-1 ". 4. Surveying layout required for our work. Post grading survey Verifications. 5. Fine grading of all "green" areas within VDOT ROW and SWM facilities in preparation for re -spreading of 4" of topsoil. 6. Fine grading of building pad area to be 14" below finished grade +/-1 ". 7. Re -spreading 4" of topsoil as required on "green" areas as indicated on exhibit. Topsoil to be that material originally stripped from the site without additives or amendments. Topsoil will be placed with an excavator or dozer without any root or rock raking. Any manipulation of the topsoil material to eliminate rocks, roots or clumps will be performed by others. We have not included the following items of work in our pricing: 1. Excavation of building foundations. 2. Geotechnical testing of materials or any related work. Contractor will coordinate with owners geotechnical testing firm. 3. Dewatering of building and site excavations that are 14" below finished grade. 4. Excavation or replacement of unsuitable material encountered above, at or below subgrade elevations. 5. Drying, liming, discing or manipulation in order to obtain proper moisture content for compaction. 6. Earthwork and grading work not specifically included above to include footer excavation and/or backfill for other trades or any related work. 7. Landscaping, landscape finish grading, sodding, landscaping gravel or any related work. 8. Rock drilling, blasting, hoe ramming, removal or any related work. 9. Aggregate backfill or any related work. 10. Any manipulation of the topsoil material to eliminate rocks, roots or clumps. 11. Demolition of hydraulic cement concrete pavement not shown on the plans. 12. Guaranteed drainage for slopes designed at less than 1 %. STORM DRAINAGE SYSTEM We have included the following items of work in our pricing: 1. Installation of storm sewer and drainage structures as indicated on the attached exhibit. 2. We have included a price for the additional storm sewer required to outfall SWM Facility #2. This work was not outlined in the lease agreement but is necessary to allow proper site drainage. This additional work will be constructed with a budget of $13,806. 3. Installation of underground detention facility as indicated on the plans. 4. Surveying layout for our work only. We have not included the following items of work in our pricing: 1. Excavation or replacement of unsuitable material encountered within the trench, at subgrade or below proposed subgrade elevation of trenches. 2. Drying, liming, discing or manipulation in order to obtain proper moisture content for compaction of trench backfill. 3. Geotechnical testing of materials or any related work. 4. Roof drain downspout connections, downspout boots or any related work. 5. Rock drilling, blasting, hoe ramming, removal or any related work. 6. Guaranteed slopes designed at less than 1%due to construction tolerances. 7. Camera of Storm sewer network that maybe required by local jurisdictions. SITE UTILITIES We have included the following items of work in our pricing: 1. Installation of Watermain from VDOT ROW to the existing water line. Fire hydrant is included in this work per the lease agreement with Sheetz. We have included testing of the 6" water main only. Testing of the service line to be by others. 2. Connection to existing 18" sanitary sewer pipe with a 6" stub out for future connection. 3. All utility installations are based on Albemarle specifications for aggregate bedding; balance of backfill required will be performed with material excavated from the trench. 4. Surveying layout as required for our work only. 5. We have included a $3,000.00 allowance for telecommunications conduits to the property line per the lease agreement. We need a design for this work, and it is inefficient to only install 5 feet of conduit to the property line. We have not included the following items of work in our pricing: 1. Water flow testing for service design. 2. Any gas line utility work. 3. Any utility pole relocation work. 4. Any impacts or fees on existing traffic signal. 5. Excavation or replacement of unsuitable material encountered within the trench, at subgrade or below proposed subgrade elevation of trenches. 6. Installation or coordination of any gas service lines or electrical service lines. 7. Drying, liming, discing or manipulation in order to obtain proper moisture content for compaction of trench backfill. 8. Geotechnical testing of materials or any related work. 9. Connections to the interior system for domestic line as referenced above. 10. Rock drilling, blasting, hoe ramming, removal or any related work. PAVEMENT We have included the following items of work in our pricing: 1. Installation of aggregate base for all asphalt pavement sections as indicated for the Landlord portion of the project. Utilizing a cross section of 6" of 21A base stone, 4.5" of base asphalt, and 1.5" of surface asphalt. Asphalt patch along new curb and gutter on Route 29 utilizing the same cross section. 1" of maintenance stone is being provided for the unpaved parking areas to help with erosion during construction. 2. Sawcut of existing asphalt as required. 3. Traffic control as required for our work only. 4. Pavement markings within the VDOT ROW as indicated on the plans. We have not included the following items of work in our pricing: 1. Site lighting or other site utility work not specifically included above. 2. Drainage will not be guaranteed on paved areas having less than 1%grade. 3. Combination drains or underdrains or any related work. 4. Specialty signs and signs attached to buildings. 5. Changes to pavement sections due to inadequate CBR results obtained during field inspections. 6. Asphalt patching for other trades. CONCRETE We have included the following items of work in our pricing: 1. Sidewalk as indicated on the attached exhibit utilizing 4" of concrete. 2. Curb and gutter as indicated on the attached exhibit. 3. handrail on the retaining wall. 4. We have included an allowance for the cast in place retaining wall of $48,300. We have not included the following items of work in our pricing: 1. Concrete pads for the dumpster, fuel tanks, and fueling stations canopy area. 2. Light Bollards along building outline. 3. Concrete testing or inspections. 4. Concrete steps or ramps attached to buildings. 5. Engineering of site retaining wall. 6. Handrails attached to buildings, steps, and ramps. 7. Building foundation or any related work. 8. Site furniture (bike racks, benches, trash cans, etc.) GENERAL EXCLUSIONSICONDITIONS 1. Bonding. Payment and performance bonds can be provided upon request. 2. Testing. Will coordinate with owners testing contractor. 3. Any permits required. 4. Landscaping of any kind. 5. All as -built drawings.
