The limits of disturbance due to clearing and grading totals 5.10 acres. Stormwater Management: Water Quality In the pre -developed condition, the site is an existing driver's education course with 1.97 acres of impervious cover, 2.28 acres of managed turf, and 0.85 acres of forest. In the proposed condition, there will be 2.23 acres of impervious cover and 2.87 acres of managed turf. Per the Virginia Runoff Reduction Spreadsheet, this development will require that 1.61 lbs. of phosphorus be removed per year. Nutrient credits will be purchased to meet stormwater quality requirements. Water Quantity In existing condition, the entire site ultimately drains towards a stream south of the site. The western portion of the site is first conveyed through a series of pipes to an existing manufactured wetland facility, before it is discharged into the stream. The eastern portion of the site is conveyed through a series of pipes to a concrete channel, before it is discharged into the stream. In the proposed condition, the existing drainage patterns will be maintained to the nearest extent practical. Two underground detention systems will be installed to meet stormwater quantity requirements. SWMI is 65 linear feet of 48" CMP while SWM2 is 180 linear feet of 96" CMP. STMI is located on the western portion of the site and outfalls into an existing pipe, which will convey this flow into the existing manufactured wetland facility and ultimately to the southern stream. STM2 is located on the eastern portion of the site and outfalls into a series of proposed pipes that eventually outfall into the southern stream. Together, these pipes reduce the 1-year, 24-hour storm to meet the requirements of the energy balance equation. Additionally, the 10-year, 24-hour storm is being detained to less than the pre -developed 10-year, 24-hour storm to meet flood protection requirements. Due to the dual detention system design, this site maintains existing drainage patterns while also meeting energy balance at its final outfall location.
