Subject: SUB202000140 Glenbrook Phase IIA 115-161 — Final Plat
The County of Albemarle Planning Division will recommend approval of the plat referenced above once the following
comments, and those provided by other Site Review Committee, SRC, members, have been satisfactorily addressed. The
following comments are those that have been identified at this time. Additional comments or conditions may be added or
eliminated based on further review. [Each comment is preceded by the applicable reference to the Albemarle County Code.]
Thank you for addressing previous Planning comments. While the supplemental declaration will need to be
reviewed and approved by the County Attorney's Office prior to plat approval, Planning has these limited
comments regarding the revised plat dated January 22, 2021.
1. [Comment] Residue acreage. The residue acreage for TMP 56K-A2 is listed as 4.699ac on Sheet 1 but 4.700ac on Sheet 2
as well as multiple plats/plans related to the development of Phase IIB. This discrepancy seems to be driven by rounding.
However, this figure will need to be consistent across all plats, plans, and sheets. Please revise accordingly. Rev. 4:

2. [14-302(B)(1)] Resubmission. Reminder that revised plats must include the original date of drawing and the revision
date(s) of each subsequent version of the plat.
3. [ZMA201600005] Dwelling unit information. Dwelling unit information that had been included in previous versions was
removed from the updated plat. Staff acknowledges that information related to affordable dwelling units may not need to
be included on this plat, at the discretion of the Zoning reviewer. However, information related to the ongoing tracking of
developed lots will need to be added back, as the approved rezoning established a maximum development density — being
180 units. Please revise the plat to identify the number of lots developed in previous phases, the number of lots to be
created/developed in this phase, and the resulting number of total developed lots.
