The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above once
the following comments have been addressed: [Each comment is preceded by the applicable reference, which is
to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [14-300] Please include the professional engineer or land surveyor license or stamp on sheet one.
2. [14-301] Please include a scale on sheet 2.
3. [14-302(A)] Please include the addresses of all applicable owners as a note on Sheet 1.
4. [14-302(A)] Update the vicinity map to provide additional detail showing the property and its relationship
with adjoining land (property lines) and streets.
5. [14-302A] Provide the width of each road and include their recorded instrument number as a label or callout
on Sheet 2. This information is missing for Dick Woods Road.
6. [14-302A] Include the standard note that each parcel contains a building site that complies with Section
4.2.1 of the Albemarle County Zoning Ordinance.
7. [14-302A] Please update the development rights note with how many development rights are associated
with each parcel of record. Development rights may only be used within the original bounds of the parcels
of record.
a. TMP 71-22C2 has 4 development rights. TMP 71-22B has 5 development rights. In total this
new 36.62 acre tract will have 9 development rights, but the development rights can only be
utilized within the original boundaries of the parcels.
8. [14-302(B)] Please include the Zoning Classification of the property, including all applicable zoning overlay
districts.
9. [14-302(B)] Please show the location of any part of the property within the flood hazard overlay district and
add a note to Sheet 1 that a portion of the property is within the flood hazard overlay district, as set forth in
Section 18-30.3.
10. [14-302(B)] Please show the location of any stream buffers on Sheet 2.On Sheet 1, include the note stating
"The stream buffers shown hereon shall be managed in accordance with the Albemarle County Water
Protection Ordinance."
