Lot 29 is being created using Section 14-403' of the Subdivision Ordinance, specifically the 2009
principles, so that no frontage is required. As each lot contains an existing home that was built prior to
October 14, 2009 and one existing dwelling would be located on each lot created (Lot 29 and Lot 30). To
document this on the final plat I am requiring the following note: "Lot 29 is created without frontage
pursuant to Section 14-403, as each lot contains an existing home that was built prior to October 14,
2009 and one existing dwelling would be located on each lot created (Lot 29 and Lot 30). "

r Sec. 14-403 Lot frontage. Each lot within a subdivision shall have frontage on an existing or proposed public or private street;
provided that this requirement shall not apply to any lot that would be created from the subdivision of a parcel where two (2) or
more dwellings existed on the parcel on October 14, 2009 and one existing dwelling would be located on each lot created.
