HomeMy WebLinkAboutSUB202100004 Review Comments Easement Plat 2021-02-19- U Gill' ®RYd' County of Albemarle Department of Community Development Memorandum To: Bethany Valasquez From: Megan Nedostup- Development Process Manager Division: Planning Services Date: February 19, 2021 Subject: SUB2021-004 Pleasant Green Connector Road- Boundary Line Adjustment The Planner for the Planning Services Division of the Albemarle County Department Community Development will recommend approve the plan referred to above when the following items have been satisfactorily addressed. (The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review.) [Each comment is preceded by the applicable reference to the Albemarle County Code.] 1. The submitted plat includes vacation of existing right of way that was dedicated with a previous plat, SUB2019-108. a) [14-302(A)] In accordance with §15.2-2271 of the State Code, the deed and plat will need to be revised to vacate those portions of the right of way. The title should be updated on the plat to state that it is a vacation plat, and the notes should be revised to state that parcels J, M, N, and P are right of way being vacated. The deed should be revised accordingly, see attached markup with comments. b) In addition, since the plat is a vacation plat and a boundary line adjustment, the higher of the two fees should be paid. A vacation plat fee is $258 and a boundary line adjustment is $215, please submit the balance of $43. 2. [14-302(A)(11)] Provide the deed book and page number for the existing streets. 3. [14-302(a)(16)] Show the limits of the dam break inundation zone. 4. [14-302(B)(5)] These properties are subject to SP2019-002. Add a notation to include the SP as part of the zoning information. 5. [14-303(H)] Provide the location and material of all permanent reference monuments. It appears that there are monuments indicated, but there is not a key/legend to indicate the type.
