Subject: PLEASANT GREEN SWM Forest & Open Space Vacation Plat (SUB202100006)
This plat for Pleasant Green has been reviewed by Engineering and Planning. The following comments
will need to be addressed before approval:
1. [Cover Sheet] Note #3 appears to be incorrect. This area goes through the floodway/floodplain
and is not zone X.
2. The stream buffer should be shown and should have the following note, "The stream buffer
shown hereon shall be managed in accordance with the Albemarle County Water Protection
Ordinance."
3. We will return the deeds to you to be signed once the county attorney has reviewed them and the
plat is ready for signatures.

Subject: SUB202100006 Pleasant Green SWM Forest & Open Space Easement - Easement Plat
The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above once
the following comments have been addressed: [Each comment is preceded by the applicable reference, which is
to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [14-302 (A)(4), 14-302 (A)(5), and 14-303 (L)] Please show all existing easements and state their recorded
instrument number across each property affected by this plat. State the easement type, width, and whether
the easement is public or private.
2. [14-302 (A)(15] Please state the names and addresses of all holders of any easements affecting the property.
3. [14-302 (B)(1)] Please add a date of last revision.
4. [14-302 (B)(7)] Revise Note #6 on Sheet VI: "The property is within the Lickinghole Creek Water Supply
Watershed."
5. [14-302 (B)(9)] Regarding Note #3 on Sheet V 1-Albemarle County GIS shows 100-year floodplain within
this parcel. The limits of the 100-year floodplain are also shown on Sheet V2. This means that at least a
portion of TMP 56-115 is located outside of Zone X. Please clarify whether the property is within the 100
year floodplain and revise Note #3 as necessary.
6. [ 14-302 (B)(10)] Please add a note to Sheet VI stating "The stream buffer(s) shown hereon shall be managed
in accordance with the Albemarle County Water Protection Ordinance."
a. Revise the 100' stream buffer label on Sheet V2 so that it states -100' WPO stream buffer."
7. [14-302 (B)(5)] Please revise Note 5 on Sheet VI so that it states TMP 56-115 is subject to SP201900002.
8. [14-303 (L)] Please identify the location and dimensions of each public utility, drainage and sight distance
easement outside of a street right-of-way; for each existing easement, include a note stating the deed book
and page number.
